The trend is continuing for homes to sell prior to auction day, but already we've seen a buyer's agent try to slow an auction only to be knocked out by two bidders who were set on the home, with one buying it for more than market research suggested it was worth. Another house price record tumbles in Grange

5 Bed / 3 Bath / 2 Car on 607sq m Bidders: 5 registered It's been a big year for the inner-northern suburb of Grange with three homes breaking the eight-year-old suburb record. In the latest development, this five-year-old home sold today for $2.5m, making it the highest sale price for a Grange house on 607sq m or less. The buyers are upgrading from Stafford Heights into a larger property that is closer to the city, while the sellers bought locally in the Grange a month ago and have moved into a house with elevation and city views. "That upgrading theme is happening a lot this year," Ray White Wilston principal Alistair Macmillan says. "A lot of activity is happening internally within suburbs as people choose to upgrade but stay local." Alistair says in the last quarter of 2021, 50 per cent of his sales were to interstate or overseas buyers. "This month we'll do one," he says. " It's a significant change."

The 1920s-built residence with river views was extensively renovated 18 months ago and has not been affected by the recent floods. Twenty-seven groups of buyers inspected the property ahead of the auction, with two buyers taking the home to auction today. A single bid was received and the property was passed in, with Jason Adcock of Adcock Prestige Brisbane now negotiating a conditional sale for the owners.

5 Bed / 3 Bath / 2 Car on 607sq m Bidders: 2 registered One bid and a negotiation led to the sale of this Camp Hill home that was built by the seller for their family and has bedrooms and living areas on both levels along with a basketball half court and magnesium swimming pool in the backyard. "The Brisbane market is still alive and buyers still will want to purchase and own their dream home," Place Coorparoo's Andrew Bradley says. If the property had passed in, there were two other parties that weren't financially ready for auction terms who were waiting to put in offers.

"For me, even units in the $400,000-$600,000 bracket are still getting 15-20 groups through open homes." Geoff says buyers are all local in his patch with the groundswell of interstate interest dying off soon after Covid-19 restrictions eased. "Pre-Covid, interstate buyers weren't an enormous part of our market anyway," he says.
