November will be Brisbane's busiest auction month of the year and it kicks off today with 129 homes scheduled to go under the hammer as buyers and sellers lock in contracts before the Christmas holidays.

'Unrentable' house sells for $500,000 over reserve

An 'unrentable' deceased estate on a large block that cannot be subdivided has sold at auction today for $500,000 above its reserve price.

The three-bedroom 1920s heritage home at 31 Parooba Ave, Camp Hill attracted 17 local registered bidders including the neighbours on both sides.

Place Bulimba auctioneer Paul Curtain fielded almost 50 bids before the hammer fell at $1.815m with the property selling to one of the neighbours.

"The parents left the house to their son and their son lived here before going into a nursing home for a year and then he has passed away," selling agent and Place Bulimba director Sarah Hackett said.

The sale of the house means that the man's nephew in Sydney has just become a millionaire.

"He can't believe how much more it sold for than what he had anticipated," Ms Hackett said.

"The neighbours paid slightly above what a builder would pay for it and a builder knows the value of land here."

Camp Hill house prices have increased by 30 per cent in 12 months, CoreLogic property data shows.

"The property couldn’t be subdivided, which I found out through the campaign on the advice of town planners,” Ms Hackett said.

“It is also in original state, unrentable. It needs to be restumed straight away, but people like that.”

43 Hipwood Rd, Hamilton - Sold for $2.625m

The top Queensland sale of the day for Ray White was at 43 Hipwood Rd, Hamilton which sold for $2.625 million.

Ray White Ascot agent Oliver Jonker said the buyer wasn’t leaving the auction until they had the house.
“The buyer loves music and saw that there were two pianos in the photos of the house which is the only reason they decided to inspect it.

"After that, they inspected the home five times over the course of the campaign,” Mr Jonker said.
“I received a lot of interest from families both local and interstate – one bidder was on the phone from Sydney.”

29 Effingham St, Tarragindi - sold for $2.48m

Bidding started at $2m for this renovated tri-level entertainer on 615sq m with an in-ground pool and four separate living areas. At $2.42m the auction was paused to seek instructions from the sellers, with auctioneer Justin Nickerson returning to announce an increased bid of $2.425m meant the property was on the market and would sell under the hammer. From here, the crowd of around 70 watched as an extra $55,000 was added to the value of the home and the house sold for $2.48m.

Deceased estate v tennis court house as street holds two auctions in one day

In three years, only two homes have sold on Toomba Avenue in the inner-western suburb of Ashgrove. Today, the address saw two properties go to auction in one morning.

First up was 22-24 Toomba Ave, a large home on 1156sq m with a swimming pool and tennis court that has been in the same family since 1997.

Three bidders took this property to auction where it passed in at $2.7m. Sales agent Rachael Spinks is now working with buyers who could not bid under auction conditions.

An hour later, 32 Toomba Ave went to auction.

This was a deceased estate in need of some TLC and 16 registered bidders were keen to roll up their sleeves and take it on. The house on 607 sqm sold to a local couple for $1.525m.

"To have two auctions is really unusual in this area," sales agent Bonnie D'Arcy said after the auction of 32 Toomba Ave.

"The market is just going from strength to strength. I'm surprised every week with news about how it's changing."

63 Greenacres Ave, Kenmore Hills - Passed in at $4.95m

From the opening bid of $4.3m, it was clear that this five-bedroom house on 1.4 hectares was primed to become one of the richest in Kenmore Hills.

And despite it passing in, with only one bidder participating, the vendor bid of $4.95m indicated that it may well become the new record-holder when it eventually sells.

It is now up to conditional post-auction interest to see if that pans out. To break the current suburb record, the property needs to beat $4,742,671, which was set in 2019.

Look at what's on offer: There's a climate-controlled wine room, a home cinema with seating for eight and a bean bag zone, a guest wing, a professionally fitted out gym, a championship sized floodlit tennis court with a thatched roof pavilion, stallion-rated stables and a flying fox with raised platforms.

And don't forget the infinity-edged pool surrounding a central pavilion.

39 Alexandra St, Bardon - Sold for $1.82m

This house in Brisbane's inner west has just made almost $1m in two years after selling at auction today for $1.82m. The three-bedroom home's blend of old and new was a huge crowd-pleaser with 21 registered bidders attending. In 2019, the house on 562sq m sold for $985,000. We wonder what it would have fetched with a pool?

35 Irene St Wynnum - Sold for $1.285m

The character house on this block used to be in Deception Bay but it was put on the back of a truck and carted 50km away to Wynnum where it has been reborn. Nine registered bidders took the 405sq m property to auction.

This 1950s house went to market for the first time today where it sold for $1.302m with four registered bidders.

81 Coronation St, Bardon - Sold for $1.83m

In Brisbane's inner west, 11 registered bidders took this four-bedroom house on 405sq m to auction where it sold for $1.83m. Bardon property prices have jumped 26 per cent in a year but this property hasn't tested the market in two decades. It last sold in 1999 for $155,000. You couldn't buy the land the pool sits on for that today.

32 Windsor Ave, Lutwyche - Sold for $1.28m

Selling for $180,000 above the reserve price is this four-bedroom house on 483sq m with two registered bidders taking the property to a $1.28m sale. It last sold in 2017 for $650,000. Lutwyche property prices have increased by 26 per cent in 12 months.
