Brisbane begins a trifecta of blockbuster auction weekends today before being hit with three long weekends in a row, giving buyers and sellers extra motivation to settle before the Easter break.

Today's results show that buyers on a sub-$1m budget have left the house market in droves and are turning toward the townhouse and apartment market for relative affordability. One-off quality properties attracted top dollar, as did renovators in quality suburbs, but the gamble to go to auction despite pre-auction offers did not pay off for all homes that went under the hammer today. It’s been eight years since Place Bulimba’s Joanna Gianniotis last sold this address. The two-bedroom post-war home is now gone and a contemporary entertainer has taken its place.
“The seller had a vision and spent a lot of time putting it together. He’s used a lot of different textures and natural materials, there’s cement to brick to steel to timber and a lot of glass.”

A master carpenter built this home in 2014 along with the house opposite, and it’s had one owner since then. “What stands out to me is the high-quality build level, he was a high-end builder and the finishes are top of the range,” Adcock Prestige agent Luke Moody says. The sellers received pre-auction offers from some of the 60 buyers to have viewed the home and were confident of an auction day sale but the property passed in at $1.75m with two bidders attending. “It’s set back from the street and some people like the fact that it’s more private and secure but people love the location, close to the highway for access to the city and the busway."

This home was renovated before the current owners bought it in 2018 but they have added features like a studio in the backyard and have maintained its high standard. More than 100 people inspected the home ahead of today's auction with 10 registered bidders taking part.
“This is a landmark Camp Hill property with city views and it’s highly sought after with buyers from across Brisbane as well as interstate interest,” Place Bulimba’s Phil Burley says.
The winning bidders are a young family upgrading from Mansfield.

Local families with young or teenage children were among the five registered bidders that took it to auction today with three actively bidding during the 'lively auction' which saw the property meet its reserve price.

This five-bedroom house on a 549sq m block last sold in 2009 for $1,082,500. Today five registered bidders turned up for the auction, four actively bid, and the house sold for $1.965m.

Ashgrove house sells $141,000 above reserve

Ashgrove has seen its median house price grow by 5.8 per cent over the past three months despite parts of the suburb being affected by recent flooding. This sale will strengthen that figure with nine registered bidders taking 19 Havana St, Ashgrove to auction, where it sold for $2.141m, well above the $2m reserve price set by the vendors. Five of the nine bidders actively took part in the auction, also showing how popular homes of this calibre are in the inner-west.

Almost a townhouse, this partially-renovated two-bedroom Annerley home last sold in 2009 for $375,000.

Today it more than doubled its money but the $911,000 price tag still sits comfortably below the suburb's median house price of $952,000, making this good buying in a popular southern Brisbane suburb.

“A lot of people have moved from the housing market into townhouses,” Ray White Annerley principal Geoff Sellars said after eight registered bidders took this three-bedroom townhouse to auction today for a $740,000 sale. “And we’re definitely seeing a surge in prices in that space.”
This property last sold in 2015 for $537,000. Its sale today makes it the most expensive property in the complex.

There was a 40-bid marathon for this original condition, three-bedroom house that was being offered for sale for the first time since it was built in 1951.
Four registered bidders attended and the 625sq m property sold to the neighbour who is considering his options for the home.
