39 Basswood St, Algester - PASSED IN

A "surprise packet with up to five bedrooms" was how auctioneer Mark Frater described 39 Basswood St in Algester.

The 635sq m property went under the hammer at 5pm.

Based on a prior offer of $680,000, Mr Frater opened the auction based on a vendors bid at that price.

But with no bids, the property was passed in.

"It is open now for more flexible conditions," he said.

The property is being marketed by Jason Song and Conrad Li of Place Sunnybank.

This grand home sits on a sprawling 1843sq m block which previously had approval to subdivide into four lots.

Located at 514 Algester Rd in Parkinson, the auction attracted a large crowd but only two registered bidders.

It was passed in with a top bid of $2.1 million, with negotiations failing to get it on the market this time.

9 Highland St, Gordon Park - SOLD for $1.58m

There were seven registered bidders for the auction of 9 Highland St in Gordon Park, but in the end just five raised their paddles.

On an elevated 400sq m block, the 9 Highland St residence is just steps away from Kedron Brook and Hickey Park.

It has five bedrooms, three bathrooms and huge entertainers deck.

It was marketed by Ray White Wilston agent Al Rigato and sold under the hammer for $1.58 million.

'Entry level' house in hot suburb sells for $1.8 million

Shhhh!!! Place New Farm agent Aaron Woolard would not comment on the sale price of this "entry level" house in New Farm.

But our spies on the ground tell us it fetched $1.8 million at auction earlier today.

The median house price in the coveted suburb is $2.24 million.

Mr Woolard said it sold to a young local family.

"There were five registered bidders and good interest during the auction campaign, but I would say it is not as hectic as it was during the peak," Mr Woolard said.

"Buyers are still active but they are taking longer to make decisions.

"With rates going up, younger buyers are more cautious, but with not enough supply to meet demand in New Farm, and lots of interstate interest still there, the suburb is still very popular."

How $1 secured this Wishart house

It took just $1 for this Wishart house to sell under the hammer.

Located at 6 Avenell St, LJ Hooker Sunnybank Hills agent Zora Liu said the property sold under the hammer – but there was a catch.

"The owner would only put it on the market if its was anything over $1.08 million," she said.

"So the highest bidder offered $1.08 million, plus $1."

Gold!

On a 577sq m block, the four bedroom house is located within both the Mansfield High and Wishart Primary school catchments.

22 Bineen St, Carina - sold for $800,000

A post-war house in one of Carina's best pockets has sold for $800,000 – that's $200,000 less than the suburbs median house price.

A crowd of about 25 gathered to watch two bidders battle it out for 22 Bineen St, with the bids opening at $650,000.

From there, it took about nine bids to get to $762,000, before Harcourts auctioneer Christian Hamilton reminding the crowd of the "explosive capital growth" in the suburb in recent months.

But the crowd would not budge, with Mr Hamilton hitting pause on the auction to enter negotiations.

Those negotiations took about eight minutes, before Mr Hamilton returned and informed the crowd that the top bidder had increased his offer to $800,000.

"And we are on the market," he said, calling the bid three times.

Unaffected by the 2022 floods, the property was marketed by Xander Evans of Harcourts Solutions Group – Windsor.

Carina house prices have risen by 28 per cent in 12 months and the median is now $1.015m.

'Castle' with no plumbing, council approval sells for $530,000

A Queensland ‘castle’ with no bathroom, kitchen, toilet or laundry attracted a whopping 17 registered bidders when it went to auction near Gympie at midday.

The unique dwelling, which does not have council approval, also drew a massive crowd, with many of those attending forced to walk up the long driveway to watch the action so as to avoid “bedlam” on their exit.

Elders Real Estate Gympie agent Ian Partington, who sold the property on behalf of the Public Trustee, said there were 13 registered bidders onsite and four on the phone.

He said those bidders hailed from places like Gladstone, Bundaberg, the Sunshine Coast, Brisbane, Newcastle and Sydney, andalso included local buyers.

“Bidding started at $300,000 and then it climbed to $500,000, with just two bidders then battling it out in $1000, $2000 lots until we reached $530,000 and the hammer fell,” he said.

“It was bought by phone bidders in Brisbane, who, well, plan to disappear into the bush in their latter years.”

The “castle” was built about 50 years ago by a German couple, with the husband passing away about 20 years ago and his wife

residing in the “structure” for 30 years before her death.

Mr Partington said there were no known beneficiaries of the sale.

But he said the hopeful buyers had plans to turn the property into everything from a fast flip to a commercial BMX track.

However, he said the new owners planned to renovate the castle over time.

“It is a long-term plan for them,” he said.
