Brisbane's biggest sale of the day is in Coorparoo with 59 Buena Vista Ave selling under the hammer for $6.3m. This is also a suburb record for Coorparoo in Brisbane's southeast and above the property's reserve price. Place Bulimba's Sarah Hackett has just called to tell us of the sale, saying there were seven registered bidders and it was a fight to the end between an interstate and a local buyer, with the Brisbane buyer winning the auction.

Three registered bidders turned up for the auction of this five-bedroom house at 31 Waldo St, Norman Park that overlooks New Farm Park, the river, and the city. The house was originally redesigned by architect Shaun Lockyer and the current owners have put their own stamp on the property. A Brisbane buyer originally from overseas bought the home, beating interstate interest and they will move to Norman Park from the bayside.

Brisbane's biggest sale of the day is in Coorparoo with 59 Buena Vista Ave selling under the hammer for $6.3m. This is also a suburb record for Coorparoo in Brisbane's southeast and above the property's reserve price. Place Bulimba's Sarah Hackett has just called to tell us of the sale, saying there were seven registered bidders and it was a fight to the end between an interstate and a local buyer, with the Brisbane buyer winning the auction. "They live in the neighbouring suburb and they loved that it was all on one level on a flat 1900sq m block of land," Ms Hackett said. "The owners have had this house for 53 years and it is now going to be extensively renovated." The property, which has a 32m frontage overlooking the city, had 120 people at today's auction. The sale breaks the suburb record by more than $1m, passing the $5.15m sale of 15 Sirius St, Coorparoo in December last year.
Property held for 27 years joins Mitchelton's elite

It looks like a slice of rural Queensland but 36 Chewton St, Mitchelton is within 11km of the CBD and this 7000sq m block, with a well-maintained three-bedroom house on it, sold for the first time in 27 years today for $1.786m. That makes it the second richest house block in Mitchelton behind two $1.8m sales.
New million dollar street for Sandgate

Until today, nothing on Sutton Ave at Sandgate has sold for more than $1m. The closest was a sale last year for $919,500. Today, 19 Sutton Ave, Sandgate, built in 2005, has changed all that. Four bidders took the property to auction and it sold for $1.275m. Sutton Ave is two streets back from the waterfront and Sandgate's median house price grew by 24.6 per cent last year.

One of the most popular homes going to market today has been this renovated Gordon Park Queenslander at 10 McPherson St, Gordon Park that attracted 29 bidders after eight pre-auction offers. Six of today's bidders actively took part in the auction with bidding starting at $1.8m. A young family new to Brisbane bought the four-bedroom, three-bathroom house for $2.25m which is the second-highest house price in the suburb and a record for a house on a 405sq m block.
Man still homeless after fire-damaged house fails to sell

No-one died in the pre-Christmas blaze that destroyed 48 Clare Rd, Kingston last year but a kelpie called Luna was hailed a hero for raising the alarm and waking his master who had been renting a room in the house and was asleep at the time. The house, however, was not insured. Owner Adam Lewthwaite, who was not at home when the blaze began, is trying to sell what remains so he can buy a unit and put the traumatic experience behind him. There were 17 registered bidders in attendance at today's auction but bidding did not get above $340,000 so the property passed in with Ray White agent Keny Guerra negotiating with conditional buyers for a sale above $360,000. The house is on a 680sq m block and CoreLogic records show its unimproved land value is $215,000. Kingston is one of the region's most affordable suburbs, with a median house price of $397,869.
Melbourne buyer flies up for auction

“People are still looking to relocate to Brisbane and some are relocating and commuting back to work for a few days a week,” Space property selling agent Nick Penklis said in the lead-up to today's auction of 115 Kennedy Tce, Paddington. “There’s more bang for your buck here and we are enjoying our climate more than ever.” As it happens, a Melbourne buyer flew up just to attend today's auction (and enjoy the weather no doubt). There was also a Sydney buyer on the phone but it wasn't enough to stop this contemporary home – with an indoor/outdoor dining atrium and a sunken lounge – from selling to a local western suburbs family looking for a more inner-city location. The four-bedroom house on 405sq m last sold in 2019 for $2.2m, and today it sold for $2.915m, which is growth of 32.5 per cent over the three years.

LOT ONE – 1/111 James St, New Farm

The event is starting with the most affordable property on the list, a two-bedroom apartment in this complex. Bidding opens at $400,000 and the property sells in a matter of minutes for $595,000.
LOT TWO – 86/36 Vernon Tce, Teneriffe

The top-floor three-bedroom apartment in the exclusive London Woostore building is next. The auction has opened with a bid of $1m. It's currently at $1.45m with Haesley saying "we're not there yet". There are nearly 10 bidders on this property but this auction is being paused while we go to the next one. UPDATE: We've just had an increased bid to $1.52m and the property has sold.
LOT THREE – 39/8 Dunsmore Tce, Auchenflower

There are five car parks in this full-floor penthouse with 616sq m of floorspace and bidding has opened at $2m. Within a minute we're at $3m with auctioneer Haesley Cush seeking instructions from the seller. We've had an increased bid to $3.3m while those instructions were being sought and the property is now on the market. Haesley's yellow gavel slams down on the sale for $3.3m.
LOT FOUR – 9 Olivia St, Northgate

Bidding has opened in the $900,000s with an 'entertainer in the middle' of the room currently holding the lead bid at $1.165m. Another bidder has just come in over the top with an extra $10,000. But from the back of the room, a bid of $1.2m has been shouted over the top of them all. Haesley is asking for instructions from the sellers at $1.205m and within a few seconds an agent calls out "Selling". We are on the market. This is the most lively auction so far with $5000 bids flying all over the room. We're at $1.245m and it's slowing again to $1000s with a holding bid of $1.251m. Someone has just come in with a bid of $1.265m and the property sells under the hammer.
LOT FIVE – 116 Heal St, New Farm
Agents are working with phone bidders on this property and it has paused to negotiate. UPDATE: The house passed in at $3m in an update that was given just after the sale of 12 Beeston St.
LOT SIX – 3 Sykes St, Ascot

An opening bid of $4.7m makes this the richest property of the auction event so far. It's a three-storey luxury home on 949sq m with six bedrooms. Within a minute we've made it to $5.6m and Haesley is telling bidders it has to be above that. There's a hum in the room, a buyer on the phone holds the leading bid but we're about to pause this auction to move to LOT SEVEN. UPDATE: This property was passed in at $5.625m.
LOT SEVEN – 36 Carroll St, Bardon
We're away at $2.5m for this gorgeous architect-designed home. Haesley has just put in a vendor bid of $2.8m and a bidder at the back of the room has answered with a bid of $2.85m. "Are we on the market?" someone shouts out. 'Not at this price," Haesley replies. "Will you help me out?" That's a 'no' from the gentleman who asked but another bidder takes the property to $2.9m and the auction moves along nicely. Ray White's Matt Lancashire is seeking instructions from the seller while bidding continues to rise to $2.91m. At $2.94m the property is announced on the market. It is selling and it's just shot past $3m and there's a battle between two bidders who are both throwing in $5000 bid increases. At $3.08m the auction is slowing but a strong bid of $3.1m has taken it and the property sells.
LOT EIGHT – 12 Beeston St, Teneriffe
This property last sold in October 2020 for $2.475m. The sellers have had to relocate interstate so they are returning it to the market where it will be a test of how strong the market is 16 months later. And here's the answer – the home sells for $3.4m, making the sellers almost $1m in 16 months.
LOT NINE – 4/238 Oxford St, Balmoral
One of the closest townhouses to the inner city. Phone bidders dominate this auction with around 6 bidders on the phone. The crowd has thinned out since the auction event began at 9.30am. We're currently at $1.5m and conversations are taking place around the room. "Just stay online we'll see how it goes," one man with bidder card 70 says to someone on the other end of the phone. Auctioneer Haesley Cush has just asked for a pause in the auction while Matt Lancashire seeks seller instructions. The $1.5m bid has been confirmed as enough to buy the townhouse and we are now on the market and selling. Another bid of $1.52m keeps the momentum going. At $1.535m it appears the home is about to sell but Matt Lancashire has just confirmed a $1.54m bid, followed by another bid from the middle of the room at $1.55m and the property sells.
LOT TEN – 32 Hilda St, Alderley
This is a knockdown or renovator opportunity and the bidding is spirited, starting in the $800,000s for this three-bedroom home on 407sq m. At $940,000 the house is announced on the market. Bids of $1000 are now coming in for the home on a tightly-held street. A bid of $967,000 has just been answered with a bid of $971,000, then $972,000. "Singles aren't working," Haesley suggests. The room is sensing we are getting closer to $1m. "Are we going to play the card?" Haesley asks. "We can go over the mountain by road or we can take the jet". "$1m!" has just been called from a lady at the back of the room but that's not the end of it and it is hoped renovation costs are being factored into this bidding war. Now at $1.021m, the lady at the back of the room has just shaken her head and the property sells to another for $1.021m.
LOT ELEVEN – 10 Aaron Ave, Hawthorne
An opening bid of $4m starts this property off with Haesley saying he's not accepting $50,000 increases at this point. In fact, he places a vendor bid of $5m to show buyers in the room where the seller wants the house to be. It soon gets to $5.05m thanks to a bidder on the phone. Ray White's Matt Lancashire has just placed a bid on behalf of a phone bidder for $5.175m. "My maths says still below replacement (value)," Haesley says and keeps his auctioneer's trill going. With a buyer on the phone, he pushes pause and goes to the next property. UPDATE: This property was passed in at $5.175m.
LOT TWELVE – 11/32 Griffith St, New Farm
There's about 30 buyers still in the room as this three-bedroom apartment in the exclusive Boardwalk Residences begins its auction with an opening bid of $1.3m. This is a slower auction and we're currently with a vendor bid of $1.45m before the auction is paused. UPDATE: This property passed in and negotiations are continuing.
LOT THIRTEEN – 356 Bowen Tce, New Farm (sold prior to auction for just under $4m)

LOT FOURTEEN: 1/19 McDonald St, Hawthorne
Buyers are settling into bidding in the low $1ms for this three-bedroom apartment and a bid of $1.24m sees Haesley announce the property is on the market. Bidding continues and slows when it reaches $1.3m. A phone bidder and a man sitting in row four with an agent in his ear are the main players at this point. The seated bidder increases his offer to $1.317m, and the phone bidder returns fire with $1.32m. Now at $1.328m in the phone bidder's favour, the man in row four with bidder card 11 returns fire but it's not enough and the phone bidder is back in front. "No, we're done," the seated bidder says but then he changes his mind. "Would you take $500?" he asks. The answer is yes and the bidding goes to $1,342,500. With a dozen people still in the room, the battle continues. Ray White's Scott Darwon reaches for a bottle of water as he continues with the phone bidder. The local buyer has a phone to his ear and continues the bidding but at $1.372m he pulls the pin and the property sells under the hammer for that price to the phone bidder who is not an interstate buyer but a Brisbane local bidding remotely.
LOT FIFTEEN – 401/180 Dornoch Tce, Highgate Hill
The final auction of the Ray White Auction Event and possibly the fastest. With the sun shining outside and the sound of splashes from the pool deck outside, this three-bedroom apartment sells without fuss in a couple of minutes for $2.05m.
And that's a wrap from the Calile Hotel in Fortitude Valley, with 10 of 15 properties selling under the hammer and one selling prior to auction for a combined total of almost $21m.
That's goodbye from Haesley Cush and his daughter Vivienne who is becoming a regular at these auction events with her dad. The Cush family has been selling homes for 27 years and counting.
