4 Bed / 1 Bath / 1 Car on 420sq m
Bidders: 1
Auction result: PASSED IN at $750,000
It’s going to be a little while longer until the painters are called in on this old dame after she was passed in today. Selling agent Tony McLoughlin says three buyers were interested, but two of them were unable to bid under auction conditions. The sole bidder's top offer of $750,000 fell below the reserve price.
The classic 1935 Queenslander has been raised and is ready for renovation to bring it back to its former glory days. It was marketed as an “absolute entry level” buy into the booming suburb of Kedron.
Mr McLoughlin says the four-bedroom home was one of the more striking remaining original homes in the area, with period features including thick hoop pine floorboards and VJ walls, beautiful lead light windows, and high ornate ceilings.
The property was last sold for $705,000 in 2015 to local business owners, Leonardo and Rosanna Castellana. The buyers split the original 716sq m block and raised the house in preparation for renovation. New sewer and water pipes were installed, and the plumbing connected.
“The hardest work was moving it and that’s been done," says Mr McLoughlin.
“The street is lined with renovated Queenslanders so overcapitalizing is not an option.”

It was marketed as a blank canvas, and the buyer, "recognised the importance of the land", located in one of the Brisbane's most popular suburbs, says selling agent Joanna Gianniotis, of Place Bulimba. "The buyer will look at what alternatives are available to him to develop the property and then proceed," she says.
The property is zoned for low medium density development. The original house currently on the block has timber floors and VJ walls.

Suburb record smashed at The Block-style auction event

Auction result: SOLD under the hammer $850,000
A new suburb record was set when three neighbouring high-end homes went under the hammer in a thrilling auction event inspired by The Block.
The newly built properties at 55, 57, and 59 Panorama Dr were all ex-Clarendon Homes display houses and regarded as a cut above any properties previously to hit the market in the emerging area of Springfield.
A bumper crowd of bidders and onlookers gathered in the most luxurious of the homes as Ray White auctioneer Phill Broom called for bids for each property, one after the other.
Two of the three properties sold under the hammer, with no. 55 setting a new high for the suburb of $1.18m. The previous record price was set in May this year, when a Brighton Homes ex-display house in a 591sq m lot sold for $1.17m.
Marketing agent Shannen O'Connor, of Ray White Springfield, says close to 200 people turned out for the auctions, with a total of 25 registered bidders for the three properties.
"The house was full," she says.
"Some people registered to bid for all three homes, while others were interested in two of them or just the one.
"We set out to break a record here today, and we achieved that."
The record-breaking home at no. 55 with a grey-and-white exterior and spacious Hamptons-style interiors attracted a flurry of nine bids from four active bidders, before Mr Broom announced the property was sold.
"The buyers were a local family who had bought land a couple of suburbs away in Ripley. They were actually about to build with Clarendon, but when you have a display home you have all the bells and whistles and it is ready to go, which is very attractive," Ms O'Connor says.
Standout features included a modern kitchen with stone island breakfast bar, butler’s pantry, and European appliances. Large glass doors opened onto a luxurious covered entertaining deck with built-in barbecue kitchen set against landscaped grounds. Designer finishes included on-trend patterned tiles and wallpaper in bathrooms and bedrooms.
The smallest of the three properties, no. 59 also sold under the hammer for $850,000. It was built on a 400sq m block, with a neat Hamptons-style façade, four bedrooms and a separate media room. Three bidders were active.
No. 57 on a 576sq m block had attracted the highest number of eight active bidders, but passed in with a vendor bid of $1.4m after six prior plays. It was marketed as “one of the suburb’s most spectacular homes”, featuring a modern façade and contemporary finishes throughout.
Ms O'Connor says negotiations are continuing with interested buyers who were not able to bid under auction terms.
About 90 groups had inspected the three homes, located in the sought-after estate of Kalina, over the four-week campaign.
"They were three really unique properties and completely different to the standard house you might expect to see in Springfield, and what better way to draw attention than with a Block-style auction?"
"We were expecting a lot of people to come and throw their hat in and try their luck at The Block. If they missed out on one, they could bid for the next," Ms O'Connor says.
The afternoon unfolded in scenes reminiscent of a season finale for Channel 9's popular renovation show, The Block, where contestants look on as their completed homes are sold off in a collective nail-biter.
Located in Ipswich city, Greater Springfield is one of the nation's largest masterplanned urban communities. Its current population of about 50,000 people is expected to hit 100,000 by 2030.
Sunshine Coast charity penthouse passed in

Auction result: PASSED IN negotiations underway
A Sunshine Coast penthouse which was donated to the Royal Brisbane and Women's Hospital Foundation failed to sell under the hammer. Negotiations were continuing with interested buyers following the auction, where four bidders had registered. The 670sq m sky home in Maroochydore was the former home of Queensland builder Keith Drake and his wife Glenda, who bought the property in 2006 for $2.75m.
The couple had planned to sell the double-storey beachside pad and give the proceeds to the RBWH Foundation in early 2020, but those plans were put on hold during Covid-19 lockdowns and the Drakes instead transferred the property ownership to the Foundation, which has been held in trust since.

Auction Result: SOLD under the hammer $467,000
A young first-home buyer is set to give this rundown beachside apartment a new lease of life. Selling agent Peter King, of Ray White Mooloolaba, says bidding opened at $400,000, with the end result well exceeding the reserve price after 13 bids. The buyer was a young woman local to the area who along with her dad is going to gut the property and do a full renovation. Mr King says the buyer is “super excited” to take on the project.
“There’s considerable buyer interest for the right property in this area if a property is well presented or a complete renovator. People are all over both ends of the spectrum,” Mr King says.
“If something is half-renovated or not done well then people go a bit cold. If something has been renovated to a high standard people are all over it.
“A lot of the fear of missing out has gone out of the market but there is still interest. The property was well received with over 30 prospective buyers inspecting it during the three-week campaign,” he says.
The two-bedroom unit had been owned by the seller for about 30 years, with the owner's family handling the sale on his behalf. It is one of only three units in the complex, and within walking distance to the beach and cafes of Mooloolaba Esplanade.
Ray White Mooloolaba director and auctioneer James Goldsworthy said interest for beachside property remains strong, despite the slower market conditions.
“Despite negative economic headwinds and property prices slowing on the Sunshine Coast for the first time in three years, properties within close proximity to the beach and shops continue to generate strong buyer interest,” Mr Goldsworthy says.

Auction result: PASSED IN, now for sale via negotiation
This spacious northeast facing Queenslander has been extended and upgraded over the years but retains its historic character. Named Aloha, the original home was built around 1923 and does not have any heritage restrictions attached. Selling agent Kate Howarth, of Calibre Real Estate, says a large crowd gathered for the auction but no bids were placed. The property is now for sale via negotiation.
The home's upper level features VJ walls, polished timber floors, high ceilings, breezeways and fan light, while the lower level offers additional living space ideal as a teenager’s retreat complete with a large bedroom with ensuite and laundry along with a media room. In 2010, a separate master bedroom with ensuite and walk-in robe was added, while there’s also a butler’s pantry, mudroom and workshop area.
