THE riverside trophy home of one of Queensland’s most influential businessmen has sold at auction for $10.21m, the richest ‘under the hammer’ auction sale in Brisbane’s history. Serial company director, Jim Kennedy, lived in the four-bedroom home on 1215sq m at 16 Leura Tce, Hawthorne from 1989 until he passed away in September last year. His wife, Robin Kennedy, has since moved into a nursing home.

The new owners are a local family who are about to put their own prestige Brisbane home on the market. An opening bid of $6m was trumped by a $7m bid from an Asian buyer on the phone and the property went up by $500,000 a bid with four of the five registered bidders taking part. Ray White auctioneer Haesley Cush then worked with three bidders above $9m and the house was announced on the market at $10.05m.
“The inquiries came from everywhere,” Ray White New Farm principal Matt Lancashire said. “Sydney, Melbourne, Byron Bay, Noosa, Singapore, Hong Kong, London. “And now this one has sold we have four or five buyers who are still in the market, ready to buy up to $15m.”
The Brisbane auction record title is tightly contested, with Adcock Prestige Queensland founder, Jason Adcock, claiming the title for 78 Jilba St, Indooroopilly which sold in a $12m pre-auction sale in November last year. That property sold within three days of hitting the market.

Mr Lancashire challenges that title, saying the auction record should only be given to homes that actually sell ‘under the hammer’ on auction day. “It’s Brisbane’s ‘under the hammer’ auction record. That’s the fact,” he said.

How it happened – Auctioneer Haesley Cush welcomes a crowd of around 100 into a smaller conference room at the Calile Hotel as a wedding has taken over their larger auction venue next door and the auction event kicks off with this large corner apartment in the Woolstore Apartments. Bidding starts at $1.5m and continues in $100,000 jumps until $1.8m. A vendor bid of $1.85m sees the auction pause. An increase to $1.87m still does not get the property on the market and it passes in.

Lot 2 – 32 Olive St, Morningside 3 bed / 2 Bath / 2 Car – a 182sq m townhouse Bidders: 3 Agents – Sam Alroe and Allison Sharp, Ray White New Farm Auction result – Sells for $817,500 How it happened – The auction opens at $650,000 and moves quickly to $775,000. "Would you take $10,000?" one bidder asks. "Not at this stage," is the reply from Haesley Cush. A further bid of $790,000 comes from the front of the room. "We're not at a level where we can sell yet," the room is told before the auction is paused. An increased bid to $817,500 sees the property put on the market an it sells unchallenged for that price.

Three registered bidders take this home to auction with Ray White Clayfield principal Nick Given crossing in front of the auction crowd with a buyer on the phone as he places the opening bid of $1.2m. The reply is $1.25m from the floor. At $1.34m, Haesley asks for instructions from the seller while Nick Given continues his pacing around the room between buyers. "And you're getting your steps up," Haesley tells him. "There's going to be a hole in the limestone here at the Calile Hotel." "I'm multitasking," Nick replies as he puts his phone down to chat to the lead bidder in the second row before heading over to an agent who is on the phone with the seller. "Confirming the bid at $1.37m and we're on the market," Nick says and the home sells for this price.
Lot 4 – 37 Merthyr Rd, New Farm
Lot 4 – 37 Merthyr Rd, New Farm 3 Bed / 3 Bath / 2 Car Bidders: 3 Agents: Matt Lancashire and Hilary Martin, Ray White New Farm Bidders – 5 Auction result – Passes in at $3.2m How it happened – Bidding opens at $2.5m and moves in $100,000s until $3.1m when it shortens to $50,000 and $25,000 increases to get to $3.175m. The auction pauses here. An increased bid of $3.2m is received but the house passes in.
Lot 5 – 1 Carbeen St, Bulimba
Lot 5 – 1 Carbeen St, Bulimba 5 Bed / 2 Bath / 4 Car Agents – Scott Darwon and William Low Auction result – Passes in. Interest above $2.8m is now invited. How it happened – This 1215sq m block across three titles is close to the Bulimba Barracks and has conditional interest at $2.8m. "We are going to table our interest at $2.8m, if you have interest above that come forward," Haesley says before opening the auction and passing it in with no bids recorded.

Haesley counters this with a vendor bid of $650,000 and a second bidder comes in at $700,000. A vendor bid is set at $750,000, and the auction is paused. "We won't entertain offers below $750,000," Haesley says.

"It would be great for my 12 and 14-year-old kids, take them downstairs and hide them away." A bid of $1.9m opens the auction. A second-row bid of $2m is the answer from bidder number 97. Increases to $2.1m and then $2.2m sees the auction pause while Hamish Bowman has a chat with the sellers. An increased bid to $2.33m sees a change of instructions on both sides of the fence and the property is announced on the market and it sells for that price.
Lot 8 – 1/238 Oxford St, Balmoral
Lot 8 – 1/238 Oxford St, Balmoral 3 Bed / 3 Bath / 3 Car Bidders: 4 Agent – Fiona Berkman Auction result – Sold for $1.675m How it happened – Agent Fiona Berkman says this has been one of her favourite properties to market in recent times, and bidding opens at $1.3m. At $1.5m, bidding slows from $100,000 to $50,000 increases until it reaches $1.6m, where it slows further with bids of $1.625m and then $1.65m. "Would you take $10,000?" an agent asks. "I will," Haesley replies. At $1.66m the property is announced on the market and continues to $1.67m. "We encourage people to change their minds. Your 'nos' hold no currency," Haesley says to a bidder who is shaking his head but at $1.675m the property sells.

How it happened – Bidding opens at $800,000 with agent Matt Lancashire on the phone with a bidder. At $900,000, bid increases of $25,000 are invited. At $950,000 Haesley puts in a vendor bid of $1m. "Got to be above $1m today buyers," Haesley tells the crowd before the property passes in.

Bidding continues until $800,000. "I've got to hold $25,000s at this point," Haesley says when a buyer asks for a $10,000 bid increase. A vendor bid of $825,000 lets the crowd know where interest is. At $830,000 the lead bidder is told there is still a gap and the auction is paused.
Lot 11 – 24 Carrington St, Paddington

How it happened – This renovated Queenslander with views over Mt Coot-tha has conditional interest in the mid-$2m. "So buyers I need an opening bid of $2.4m to start," Haesley says before passing the property in.

Bidding opens at $1.3m. At $1.45m bidding pauses. "I've been doing this job 27 years, one thing I've learned, if something looks good value, it is," Haesley Cush says. An increased bid of $1.521m sees the property sell.
Lot 13 – 249 Hawken Drive, St Lucia
Lot 13 – 249 Hawken Drive, St Lucia 16 Bed / 9 Bath / 8 Car – entire apartment block Agent – Pauline Karatau Bidders – 8 Auction result – Sells for $3.75m How it happened – An opening vendor bid of $2.8m starts the auction with bidding going up in $100,000s from here. This home has been in the one family for many years and is a block of 16 flats. There are two parties that have conditional interest should the property pass in. The auction continues to $3.5m and is announced on the market at $3.55m. It then increases to $3.56m, $3.61m, and then $3.6125m. New interest comes in at $3.63m. At $3.68m, one bidder's wifi problems sees the auction pause for a moment. The wifi returns and so does the bidding with an increased offer of $3.7m, but it's not enough and the property sells for $3.75m.

How it happened – This property is about the same size as the inner-Brisbane suburb of Paddington and there's several couples in the room and on the phone who are bidding, with Haesley Cush accepting an opening bid of $2m. The auction sails through the $3ms and at $4.2m, the lead bidder is a man with a long white beard sitting in the back row. "We're patiently observing," selling agent Nicholas Given says from his seat next to the back row bidder. "You might have to pause just for a second," agent Hamish Bowman says as the auction reaches $4.5m. The auction resumes with an increased bid of $4.65m and sells to one of three neighbours.

A vendor bid of $1m lets the thinning crowd know where post-auction interest is.
