The top sale of the day today has been this tennis court estate in Brisbane's inner-north with two determined bidders taking the home to auction. "This felt like a passing on of the baton," Ray White auctioneer Haesley Cush said. "One family had grown children and was passing the baton to a new family with children still at home." Built around 1910, the six-bedroom Colonial-style home sits on a 1946sq m allotment. Extensively renovated, it includes a new pool, spa, pool house and games room, media room and multiple outdoor entertaining areas. Seller Michelle Flook said the home was remodelled and extended shortly after the family purchased it six years ago, with improvements including new flooring, 240sq m of outdoor stone tiling, a full paint job and the reconfiguration of a number of rooms. In August last year, another tennis court estate on a similar sized block at 2 Florence St, Clayfield sold for $6.95m.

Here's a little snippet from today's livestreamed auction coverage, in case you missed it: A buyer from Newcastle in New South Wales has purchased 3 Debenham St, Sunnybank Hills for $715,000 in a sale that has shocked the executors of the estate. “This is a deceased estate but the sellers were shocked with the price,” Ray White Sunnybank Hills agent Jonas Leong said. “It was a fair bit more than they anticipated and the winning bidder was a fresh buyer who had never seen the property until today.” Four bidders took the property to auction and all engaged with the auctioneer. The buyer commutes between Queensland and New South Wales and needed a home in both states. Watch auction replays HERE.

On the Sunshine Coast, a two level beachfront penthouse has sold under the hammer for $3.3m with eight registered bidders in the race for the keys. “I had a big mix of buyers, the ages ranged from a young woman who is a professional deep sea diver, to a middle aged couple looking to come closer to this section of the coast, all the way through to the eventual buyers," Ray White Mooloolaba selling agent Candice Contencin said. “There was a lot of local enquiry but also some interstate interest as well. Buyers enquiring all the way from New South Wales, Ballina, Sydney, Melbourne, Noosa and north Queensland." Four bidders were active during the auction and the penthouse was bought by a couple downsizing from a larger home a suburb away. "The views were the big drawcard, the penthouse has panoramic views," Ms Contencin said. "Because of that you could have a slightly different scene to wake up to every day with the weather and the light. You might see a stunning sunrise or a beautiful storm over the water.”

Let's skip to the Gold Coast for a spell where 22 buyers have been spotted registering to buy an ex-hoarder's house tucked in behind Queensland's second richest suburb. The three-bedroom deceased estate at 12 Bowline Rd, Mermaid Waters, is just behind Mermaid Beach where median house prices are currently at $3.35m.
Nine of the bidders were active during the auction with the property on its 600sq m block selling for $1.15m, which is $250,000 above its reserve price. “The house was really popular because of its potential,” Ray White Burleigh Group sales agent Travis Miller said. “There was interest from a lot of builders, developers and renovators because it’s pretty much a knock-down property. Most were local buyers but we did have six interstate buyers bidding over the phone.”
