One in four homes scheduled for auction today have either withdrawn, rescheduled, sold beforehand or converted to a best offer campaign as Brisbane records its quietest auction weekend since the pre-season in January.

Only 45 homes made it to auction on Saturday which is 20 per cent lower than this time last year as 10 consecutive interest rate rises appear to be putting the brakes on the auction market.
Nationally, Sydney is the only capital city market to record an increased auction volume (up 8 per cent) compared with the same time last year.

"It was a bit mad but the buyers ended up walking by the pool and that helped them make their minds up. That's a good tip for next time. Do the negotiating outside. This was a lifestyle purchase."
Auctioneer Justin Nickerson welcomed five bidders to the auction with an opening bid of $1.1m leaving only two buyers prepared to compete above that level.
At $1.33m the auction paused and after protracted negotiations, the house was sold for $1.4m.

There were bids from the floor however this four-bedroom house on 580sq m was passed in with a vendor bid of $1.5m and is now on the market for offers over $1.499m. Three registered bidders attended. Another open home is being scheduled for Saturday at around 10am. The property last sold in 2017 for $910,000.

Auction success for LJ Hooker's Jackson Chow came with this spacious townhouse with access to a complex pool and gym. The four-bedroom townhouse on 520sq m had four bidders and sold for its reserve price of $650,000.
Calamvale, in Brisbane's south, has a median house price of $930,000, which is an increase of 12 per cent in a year, based on 101 house sales, PropTrack's Market Trends data shows.

First-time buyers and investors were invited to the auction of this four-bedroom house and they were keen to pick it up for a price in the $600,000s. A vendor bid in the high $700,000s told them where the seller's expectations were and the house on its 475sq m block passed in. It is now on the market for conditional offers over $809,000.

The outer southern suburb of Kuraby has a median house price of $881,000 which is 2.4 per cent higher than a year ago with 70 houses selling over that time, PropTrack data shows.

Developers were intent on buying this double block in Brisbane's south.

Bidding opened at $1m and three of the eight registered buyers took part above this level. The property was announced on the market at $1.6m and sold shortly after for $1.62m.
"In Tarragindi we're low on stock and anything available is quite popular," Atlas LJ Hooker's Mark Diamond said. "We have a wide range of properties from $1.2m to $3m on the market and anything below $1.5m is very strong."
