A renovated, three-bedroom house at 20 Andrea St in the popular suburb of Tarragindi has sold under-the-hammer for $1.37m.

The auction of the property attracted nine registered bidders, which is high in the current market.

Auctioneer Justin Nickerson of Apollo Auctions said five of those actively bid for the property, with the opening bid coming in at $1.25m.

The house, on a 546 sqm block, has been stylishly updated and features a pool with timber decking, an outdoor entertaining space, an upstairs deck, and a level lawn.

Mr Nickerson said Tarragindi continued to be a sought-after suburb among families because of its proximity to the city, easy motorway access, and quality schools.

"It really came to prominence in 2021," he said. "Last year, some of the best auctions we called were in Tarragindi."

Negotiations are continuing to sell this whole floor apartment at 3/110 Oxlade Drive in New Farm, after it was passed in for $2.1m.

Eight bidders registered for the auction of the three-bedder in a small complex of only five apartments this morning, so there was no lack of interest.

"We have the buyers," Ray White auctioneer Haesley Cush said. "It's just we are at a time in the market now where people want to make sure the price they're paying is an appropriate one. It just means the result itself will take a little more work."

Mr Cush said Ray White had registered bidders at all of their auctions today, which showed buyers were still "backing in the Brisbane market".

"They don’t want to pay more than they have to," he said. "I think the smart buyers are trying to get in ahead of spring."

There was no shortage of buyers for this 'ready-to-move-into' home in Eight Mile Plains.

Eight parties registered to bid for the five-bedroom house on 720 sqm at 15 Chanel Crescent.

Bidding started at $1m and quickly rose to $1.2m before bidding paused and some negotiating was needed.

It came down to two young families wanting to buy their first home in the area. The winning bidder paid $1.253m.

Marketing agent George Yang of Ray White Rochedale said the property attracted 60 groups during the campaign.

Mr Yang said it was highly sought-after because it was well renovated and came with a granny flat.

"At the moment, we’re noticing the good properties are still attracting numbers compared to a standard home or something that needs work," Mr Yang said.

"The bidding isn’t as aggressive compared to five/six months ago. There's now more thought behind each bid. They get emotional, but it’s calculated now."

This renovated unit in Auchenflower sold under the hammer for $578,000.

It was a battle between seven eligible bachelors at the auction of a unit at 3/17 Dunmore Tce in Auchenflower this morning.

That's right, all seven bidders were single men, according to marketing agent Robin McIlwain of Ray White Toowong.

The two-bedroom, two-bathroom apartment was hotly contested, with bidding opening at $450,000 before selling under-the-hammer for $578,000.

Ms McIlwain said all seven bidders were first homebuyers and all seven competed actively until the very end.

"The reason why it was so appealing was it had a good quality renovation and the young people do not have the time to do a renovation," she said.
"This time last year, I sold a comparable unit in the same complex for $460,000, so when you hear people talking about the market not performing, there might only be certain areas not performing. Our unit market in the inner city is performing extremely well."

She said she was finding first homebuyers were not concerned about rising interest rates because they realised they were still better off buying than renting.

A decent crowd watched on as auctioneer Dave Treloar put the gavel down on the sale of the property at 20 Rees Avenue.

“The bidders were all local except for the people who came up from Newcastle for the action," Mr Treloar said.

"A local Ascot family won the keys. They were looking for something with easy maintenance, and the sellers were over the moon.”

Spanning two levels, the home has multiple living areas, a pool, a spa and an outdoor entertaining area with a barbecue and pizza oven.

On the Gold Coast, this chic coastal home on the waterfront at Broadbeach Waters sold under-the-hammer for $2.71m after bidding from six parties.

Recently treated to a renovation, the stylish, waterfront home at 15 Andrew Avenue was appealing because nothing needed to be done to it.enjo

Auctioneer Justin Nickerson said 'ready-to-move-into' homes were in strong demand compared to renovators due to the building crisis.

Mr Nickerson said the fact the home was in a cul-de-sac, on 880 sqm and boasting a 27m-wide water frontage was also a strong selling point.

The building crisis didn't deter interest in this renovator at 104 Khartoum Street in the popular, inner Brisbane suburb of Gordon Park.

A large crowd gathered under the poinciana tree at the back of the three-bedroom property for the 9am auction, with eight registered bidders ready to compete.

Marketing agent Holly Bowden of Ray White said six of the bidders were locals and two were on the phone – one from Sydney and one from Newcastle.

Bidding opened at $900,000 and then increased in $50,000 increments until the home was called on the market at $1.01m.

It came down to two active bidders – the one from Sydney and a young local family renting in the same street.

When bidding hit $1.23m, the two competitors bid in $5000 increments until the Sydney bidder finally gave up at $1.25m.

The young family offered another $5000 and the hammer fell at $1.255m.

"I thought the underbidder was going to get it," Ms Bowden said. "He was a really strong bidder.

"The buyers loved it. They walked past it every day and just desperately wanted to be in the suburb."

Ms Bowden said the buyers admitted the triple-gabled home on 607 sqm would require more work than they had hoped, but they were not in a hurry.

"A paint and a polish and it will be liveable," she said.

"I was very surprised. I had really strong interest (in the property) right from the get-go. I think people are parking their money somewhere safe.Khartoum is one of the best streets in the suburb – wide, beautiful, tightly-held."
