A 100-year-old character homestead on more than 3000 sqm of land in Indooroopilly has sold under the hammer for $5.76m.

House prices under $600k have hit a record low

Crowds are expected for the auctions of two grand estates on the same inner-city street today as more than 80 homes test the market with four weeks to go until Christmas.

Inner city entertainer fetches $2.78m

A modern, five-bedroom, two-level home in Toowong has sold for $2.78m under the hammer.

Ray White Toowong principal Reuben Packer-Hill marketed the property at 67 Duke Street, which had been advertised as "an entertainer's dream'.

The house sits on an elevated 784 sqm block and features a pool with sunken seating and swim up sundecks, as well as landscaped gardens.

Ray White New Farm principal and auctioneer Haesley Cush said there was still strong interest in units and the finished product, with brand new properties commanding attention.

“People know the 10 year outlook for Brisbane is good and they are taking advantage of buying before Christmas," Mr Cush said. "We offer double the lifestyle for half the price.”

Ray White New Farm’s Matt Lancashire and Tom Lyne marketed the property at 59 Hunter Street.

The auction attracted 14 registered bidders, seven of which were active.

A local buyer came out on top as the winning bidder.

The four-bedroom, three-bathroom house was built in 1919 and had been in the same family for 48 years.

But a number of properties didn't make it to auction. Ray White Queensland chief auctioneer Gavin Croft said the clear theme from today was a large volume of sold prior auctions.

“It makes sense since we’re really on that precipice of 30 days or thereabouts until Christmas," Mr Croft said. "Those with an urgency to be secured and settled and move in prior to Christmas, they’d do everything over the course of this week to secure property.

“On the auction floor today we’ve seen buyers with that little bit of added urgency, there was a real need to get in and move before Christmas.”

Art Deco apartment sells for $980k

Seven bidders registered to compete for a two-bedroom apartment in the heart of New Farm.

Marketing agent Annette Richards of Ray White New Farm said the renovated unit at 3/738 Brunswick Street attracted plenty of attention because of its Art Deco style and location.

Ms Richards said four parties actively bid, including one on the phone from Melbourne, but the winning bidder was a young, local owner-occupier who paid $980,000.

The unit is one of six in the recently refurbished Glena Court complex and has been rented out for $595 a week.

Records show it last sold in 2019 for $590,000.

The apartment has intricate plasterwork ceilings, classically detailed architraves, timber flooring and feature pendant lighting.

There is a north-east facing balcony and exclusive use of a front courtyard.

Ms Richards said Art Deco properties were always highly sought-after.

"This one in particular is lovely," she said. "It's very light and breezy."

She said most interest came from owner-occupiers, although a few investors were looking at it as a potential short-term accommodation rental option.

One of Brisbane's most loved historic homes has sold at auction in front of a crowd of around 100 people.

Built in 1883 and owned by a former senior leader of two of Brisbane’s oldest and most prestigious schools, 91 Mowbray Tce, East Brisbane, attracted plenty of attention.

Marketing agent Richard Myers of Place Gumdale said the property sold "above reserve" after bidding between three parties.

Bidding opened at $3m and was consistent until $3.5m, then negotiations took place under auction terms to lift the price to $3.66m.

'Masterton' had been owned by Ken Waller, who was a boarding house master and teacher at Churchie for 19 years and the head of Moreton Bay College for 20 years until his retirement in 1998. It was the first house ever built on Mowbray Terrace.

A young family will now make the special property their home.

Mr Myers said the five-bedroom home on three blocks spanning 1518 sqm attracted more than 120 groups during the campaign.

"It's a significant home," Mr Myers said. "It's an iconic home for those who've done the school run to Churchie over the years.

"1500 sqm is huge for that part of town."

Winning bidders of a Tarragindi home only saw it for first time today

A couple with three kids have paid $1.125m for a home in Tarragindi they inspected only minutes before it went to auction.

The couple from the nearby suburb of Salisbury competed with one other bidder for the three-bedroom home on a large, 822 sqm block at 71 Pozieres Road.

Bidding started at $800,000, then $900,000 and $950,000, before pausing at $960,000, and finally selling under-the-hammer for $1.125m.

Marketing agent Mark Diamond of Atlas said the couple surprised themselves by bidding given they had only inspected the property for the first time that morning.

Mr Diamond said they loved the fact the home had a number of additional rooms downstairs and a large yard as their children were quite active.

"It was a really good outcome," Mr Diamond said. "We've had low feedback in recent weeks and this sold above reserve with no negotiations needed."

The post-war home has been recently renovated and features a large, saltwater pool and landscaped gardens.

Windsor family home with epic city views passes in for $2.5m

Negotiations are underway to sell a three-level, contemporary home in Windsor after it passed in for $2.5m at auction this morning.

Young professionals and expats returning to Brisbane were among the four bidders who registered to compete for the property at 103 Fifth Avenue.

Place New Farm selling agent Simone Weigall said negotiations were underway with two of the bidders, and she expected a sale soon.

Ms Weigall sold the owners the 405 sqm block 20 years ago and they built the impressive, four-bedroom, three-bathroom property.

It is currently tenanted and has a pool, a master suite with private balcony, Wyer and Craw cabinetry, two laundries, a wine cellar, gymnasium, and a designer kitchen.

Ms Weigall said more than 80 groups inspected the home during the campaign, with the city views, size of the house, and location major draw cards.

"People buy in Windsor for the proximity to the city, the hospitals and the elite private schools," she said.
