Grange bedrooms now selling for $560,000 apiece

The inner-northern suburb of Grange is on a roll of premium property sales at the moment.
This three-bedroom house on 627sq m is now one of the richest three-bedders in the suburb after it sold at auction today for $1.68m, that's $560,000 per bedroom.
A local investor and a young couple who were introduced to the
inner-northern suburb of Grange via a buyer’s agent were among the 40
buyer groups to inspect this French provincial-styled Queenslander ahead of the auction.

The young couple were among three registered bidders and were the only ones to raise their paddle. Ray White Alderley selling agent Kim Ridings negotiated the sale at $1.68m.

5am auction no sweat for Aussies holidaying in France

France is sweltering through a heatwave at the moment with temperatures expected to reach 40 degrees in the coming days but a young family holidaying in France who phoned in for the auction of 17 Barellan Street, Stafford (at 5am their time) found little reprieve from the heat, having to compete against four other active bidders from the 17 who registered to buy this house for $1.43m.
“The home was a real sweet spot on the market – a single level, entry-level, renovated home,” Ray White selling agent Alistair Macmillan said.
“Buyers have thinned out a bit, but there’s still buyers out there, you just have to work a bit harder to get the deals done.
“Sellers need to make the decision if they want to sell and meet the market or wait, but for those wanting to sell, there are buyers out there.”
The winning bidders are a local Brisbane family who sold their home two months ago and decided to take their newborn baby overseas to meet family. The sellers are also a young family and they are relocating to the Sunshine Coast.

Russell Island home still up for grabs

We caught up with selling agent Chris McGregor of Bay Islands Property – Russell Island early this morning, as it's not often that a home on Russell Island goes to auction.
“We might have one every three or four months,” Mr McGregor said. “We do it when you get the right property, and there’s a number of those around. This one was built in 1980. It’s very unique, a log cabin. It has only two bedrooms but it’s a very spacious house and the land all around it is all conservation.”


The property passed in at auction today and is now listed with a sale price of $799,950.
The record sale price on Russell Island has been broken twice already this year and now stands at $1.3m for a four-bedroom house on 761sq m that overlooks North Stradbroke Island.

Auctioneer Christian Hamilton had left the backyard of 17 Ferndale St at Lota but a queue of buyers remained as Brisbane auctions continued the theme from last weekend of homes passing in before selling soon after.
“I was hoping it would pass in,” said Wynnum mother-of-four, Candice Fulton.
One of five buyers to put in a pre-auction offer on the house, Mrs Fulton took her place in a line of conditional buyers who were waiting to speak with Harcourts selling agent Xander Evans after the three-bedroom Bayside home failed to sell under auction terms.
“We’ve been looking for six-nine months and we’ve just sold our own house because we kept losing out to others even though we had the highest price point, but we had the condition of the sale of our house. We didn’t register for the auction today but we are very interested.”
The Harcourts team is returning to Ferndale St for another open home this afternoon with 12 conditional buyers interested in pitching for the house. They have until 3pm on Sunday to put their best offers in.

There was a cheerful crowd in Brisbane's west today, according to McGrath New Farm's Brett Greensill who has just phoned in with an auction result from Toowong.
Brisbane Boys College parents were among three bidders to take 8 Bywong St to auction. Auctioneer Justin Marsden accepted an opening bid of $1m that climbed to $1.44m before the auction paused. A crowd of around 30 neighbours and onlookers watched as Brett and fellow agent Andrea Crossan 'shuttled' between buyers and sellers to negotiate a higher price. The auction resumed with an increased bid to $1.59m. The property was announced on the market and it sold for that price.
"There were tears and laughter all around as the house, owned by the same family since 1998, was sold for $1.59m … going from one happy family to another," Mr Greensill said.
Home values have remained steady in Toowong after rising 38.3 per cent in the past year.
