Just over half the homes that went to auction last weekend sold under the hammer. With the election over and the sun out for the first Saturday in weeks, homes going to auction today are already attracting larger crowds. Let's see how they go.

Ray White is reporting a 67 per cent preliminary clearance rate from today's Brisbane auctions and buyers were definitely more cautious with their bidding but there were some great sales in the mix as well. Thanks for joining us and we'll be with you again next weekend.

Graceville home prepares for auction day

Fifteen buyer groups came through the open home of this renovated Californian-style bungalow today with Place Graceville selling agent Karen Simons saying next week's auction should not be missed if you're keeping an eye on property prices in Brisbane's west.
"We're still seeing good buyers and good value property and this home is a perfect example," Ms Simons says. "It's a fully-renovated home ready to walk in and enjoy in a premium spot on the high side of Graceville."

Offers over $550,000 as St Lucia apartment passes in

One registered bidder took this city view apartment at 36/68 Bellevue Tce, St Lucia to auction today but it failed to sell and is now on the market for any buyers with conditional interest.
Under the new Labor government's Help to Buy scheme that comes into effect in July, the right buyer may be able to get the government to pay for 30 per cent of this property.
To be eligible for the grant, all you need to prove is that you earn $90,000 or less a year as an individual, or $120,000 a year as a couple, that you do not already own a property and that you have a 2 per cent deposit saved up. Any home in Brisbane under $650,000 is eligible for the grant which would involve the federal government buying 30 per cent of the existing home.

"Agents might have to start working for a living."

LJ Hooker's Peter Florentzos is in the car on his way to his fourth auction of the day after selling two from three so far.

20 Liquidambar Place, Stretton, a five-bedroom, three-bathroom house in the prestigious Stretton Heights area, sold for $1.86m to local buyers, with six registered bidders. "It was a good competitive auction and we got the buyers up to the level to get the property on the market," Mr Florentzos said.

43 Marieander St, Tarragindi, a three-bedroom house, sold for $1.27m with seven bidders.

While 3 Watervale Place, Calamvale passed in and the team is currently negotiating with two parties.
"The market is still confident, but real estate agents might have to start working for a living,” Mr Florentzos says.
“I’ve celebrated 21 years as an agent last Saturday, I’ve seen every market. We don’t sell houses we market situations and the market is very strong.”

This large townhouse, with 248sq m of living areas, was picked up brand new in 2009 for $890,000. Today three bidders took it to market where it sold for $1.138m.

More homes coming in June

We've just caught up with Will Torres from Torres Property Coorparoo who had two homes go to auction today.
A three-bedroom house at 25 O'Connor St, Mansfield sold for $1.038m with four out of the five bidders active during the auction.

While a landscaped 'treescape' home at 66 The Promenade, Camp Hill passed in with a vendor bid of $1.5m after the lead bidder tapped out at $1.3m. "There's still a bit of work to do but we are negotiating with the two bidders now," Mr Torres says.

"There's definitely more stock coming for the month of June," Mr Torres says. "A lot of agents had a very quiet April and a slow start to May with the election and interest rates and uncertainty with where the market was going. For myself and my team, in the past fortnight, we've gathered 30-35 listings for the month of June. That doesn't even compare with the previous months."

A Sydney investor took 2 Taylor St, Balmoral to auction today where it sold to a young professional couple looking to upsize in their local neighbourhood. Property records show the house had previously been listed for sale in 2015 for offers over $1.95m but sold today for $1.92m. There were three registered bidders with two active throughout the auction.

Ray White Bulimba agent Scott Bould received interest from expats, interstate buyers including an investor who flew up from Sydney, an international buying couple from the UK, and the usual mix of local families looking to upsize or downsize.

Wishart home sells for $150,000 more than expected

Wishart homes were among the most popular on the auction circuit last year, with a price point most suited to first-home buyers and investors with less than $1.5m to spend. It also is in the coveted Mansfield State High School catchment which is attracting families. Today's auction result at 94 Delavan St, Wishart, shows that buyers are still seeing value in the suburb's stock of original brick homes on more than 600sq m.
Eight registered bidders took the property to auction in front of a crowd of 50, with a starting bid of $900,000. The four-bedroom home was called on the market at $1.2m and sold for $1.353m, with 60 bids thrown at auctioneer Justin Nickerson before the hammer fell.

In March 2021, this 386sq m property sold for $1.215m. It now has DA approval for two new homes and has returned to the market, selling this morning to a young couple for almost $700,000 more.
