A Sunshine Coast house has sold above reserve on Saturday despite the property agents having a very good reason not to show potential buyers inside.

Termite-riddled and flood-damaged homes are heading under the hammer today, along with a Victorian-era residence that used to belong to a former Lord Mayor of Ipswich.

Agents and real estate professionals from across Queensland are getting ready for tonight's gala event, the Real Estate Institute of Queensland's Awards for Excellence.
There are 29 award categories this year and almost 900 real estate professionals are expected to attend the event at the Brisbane Convention and Exhibition Centre.
This is the first year that a woman has been nominated as a finalist for Auctioneer of the Year, with Tara Kelly who was in action earlier today at an auction in Seven Hills, going up against Yianni Mooney of the Sunshine Coast and Mark MacCabe of Apollo Auctions.

Online home valuation estimates had this house pegged at $775,000 but they were not taking into account the 'colonies of visitors' who have taken complete ownership of the home. So while it looks lovely on the outside, the agents decided against posting any internal shots of the house.
"These visitors haven't left much for the imagination, so the property is best viewed externally… whilst admiring the green lawns and quiet location," the listing says.
Still, 471sq m of land, close to Caloundra on the Sunshine Coast is still valuable and the home sold for $500,000 which was $40,000 above its reserve price.
The owners have lived here for more than 30 years, purchased the house in 1999 for $53,500.

This Art Deco home in Brisbane's inner-west last sold in 2018 for $915,000. Today, seven registered bidders attended the auction and the home sold for $1.37m. Ashgrove house values climbed by 2.5 per cent in the three months to the end of September, PropTrack's monthly market trends data shows. The value of a house in this western suburb is now 15 per cent higher than it was a year ago.

‘Bleak House’ is being marketed as one of the closest five-acre properties to the CBD and the two-storey Victorian residence on the block was relocated to the site from the Ipswich suburb of Eastern Heights where it used to be the home of James Foote, the Mayor of Ipswich in 1870. It is considered one of the best examples of its era in Queensland with iron lace-work on the wraparound verandas giving the home an impressive street frontage.
The property passed in at auction today with no bids recorded.

No bids for flood-damaged Wilston home

The lead bidder in the auction of this flood-affected Wilston home rang agents an hour before the 1pm start time to say they had purchased elsewhere and would not be attending.

That left Ray White Wilston's Alistair Macmillan with two bidders for 21 Cramond St at Wilston but no paddles were raised when a vendor bid of $900,000 was tabled to start the auction off.

The sellers purchased the home two years ago for $975,000 and it was one of numerous homes in this inner-city pocket of Wilston to be inundated during the February floods, with waters rising to just below the first floor.

The auction of this top-floor apartment in a complex of 40 started with a 'cheap and cheery' bid of $500,000 from one of the four registered bidders. It then jumped directly to $685,000. A pause to negotiate saw the property put on the market with an increased bid of $700,000 and two more bids took the property to $730,000, where it sold.

The owner of this Seven Hills home requested a female auctioneer to sell his home of 20 years and fortunately, Place Estate Agents could oblige in Tara Kelly.
"They were a little surprised by my request but I just think a female auctioneer is the right choice for the home," seller Damien Carter said.


One of the only qualified female auctioneers in Queensland, Ms Kelly coaxed an opening bid of $1.7m from one of four registered before the auction paused and an increased bid of $1.975m was offered and the tri-level house sold.

PropTrack data shows house values in Chelmer have risen by almost 30 per cent in the past three months to a median of $1.85m which is 40 per cent higher than a year ago.
This architect-designed home by Andrew Wiley has a poolside studio, and is set among the camphor laurels synonymous with the suburb. The home was last sold in 2016 for $1.68m but property data shows the land value alone is now set at $1.6m.
Auction result: Two bidders took the home to auction. Bidding started at $2m. Thre was a pause at $2.3m. The bid was increased to $2.45m and the property sold.

Caution in the townhouse market

The townhouse market has been struggling at auction this morning with three contemporary homes on both sides of the river failing to sell under the hammer.
Unconditional buyers were $20,000 away from picking up a freehold townhouse in the popular northern suburb of Alderley. Still, neither the Sydney investor nor three first home buyers would offer more than $660,000 for the two-storey, three-bedroom townhouse at 34 Gardiner St, Alderley and the home was passed in with a vendor bid of $700,000.
“It’s $20,000 over our max,” a Windsor first home buyer said before leaving the auction during a pause to negotiate.
“We’ve been looking for a house since 2020. We’re living with my parents at the moment because a rental is too much.”
The city-bound train from Ferny Grove also shot past the street at around the same time, highlighting one of the hesitations buyers had in offering more for the home.
“This property is freehold which is a pretty big advantage, it’s just the location and timing that is holding us back,” said Cassie Peat of Aspley who was looking for another townhouse to add to her investment portfolio.
An hour later, another seven-year-old townhouse, this time in Nundah and with body corporate fees of $460 a quarter, also passed in with one bid recorded at $550,000.
