Brisbane's auction season officially kicks off this weekend with more than 60 homes heading under the hammer across the region.

Adcock Prestige Queensland has five luxury homes looking for an unconditional sale including La Vista, a brand new five-bedroom home at 29 Couldrey St, Bardon, that heads to auction on Saturday.

Even Russell Island in Moreton Bay is getting in on the action.

This three-bedroom Brighton beach house has just sold under the hammer for $800,000 with two registered bidders in attendance.

Night two of the Harcourts Solutions Group's super auction weekend is starting now at their headquarters on Newmarket Rd at Wilston and follows the success of last night's auction event in which five of six properties sold under the hammer. There are nine homes heading to auction, including 3 Renae Court, Eatons Hill which is currently being auctioned with the bidding paused at $850,000.

$200,000 for a bay island home

Russell Island in Moreton Bay is a hidden gem in the property market, with homes (yes, they need work) on large blocks of land selling for as little as $200,000 at auction today.
Kat Gawlik of T. Barclay Real Estate took three Russell Island homes to auction, selling two out of the three properties under the hammer and has been encouraged by the attention the island has received during the four-week auction campaigns.
"People can definitely see the value here," Ms Gawlik says. "Even as an investment, where else can you get that price? There is demand for rentals and houses on all the islands."
Two bidders from New South Wales took part in the auction event, one of whom registered for all three auctions and the bidders who bought the first home at 8 Gilcrest Rd also registered for the other two auctions.

Ms Gawlik is a first-home buyer herself and is currently building her own home on the island.
“It’s affordable, it’s a nice environment and it’s something you can achieve as a first-home buyer," she says. "I wish there were more younger people like me making the move here.”
Apollo Auctions' Greg Allen took the short ferry ride from the mainland to be auctioneer for the day.

Thor's hammer spotted in Auchenflower

The third auction of the day for Adcock Prestige Queensland has been in Auchenflower with Jason Adcock once again swapping his auctioneer's gavel for Thor's mighty hammer. But with one bidder in play and prepared to go no higher than $2.5m under auction terms, the property was passed in with a vendor bid of $2.9m.

Deagon two-bedder sells for $900,000

"Inquiry is still strong but buyers are not forthcoming in presenting offers." That is the word from Sandgate-based real estate agent, Jacqui McKeering, who launched her auction year with the sale of 39 Scott St, Deagon for $900,000 today.
"That's a great price for Deagon," she says.
PropTrack data confirms the sale is more than $100,000 above the suburb's median house price, making it the richest two-bedder in Deagon since the sale of a waterfront estate in 2017.
The auction had nine registered bidders but only two were active above the $700,000 opening bid. Auctioneer Justin Nickerson paused the auction at $780,000 and private negotiations saw the offer increase to $900,000 where the original condition home on 810sq m sold under the hammer.
Ms McKeering said inquiry is strongest for properties that do not have prices, 'so the auction strategy is the way to go'.

Investors missing in Forest Lake

Investors usually make up 20 per cent of the buyer pool in Forest Lake, Brisbane Real Estate's Saeed Moghaddam says. But in the current market, they are 'sitting tight'.
"To be honest, there's not really much investor activity at the moment," Mr Moghaddam says.
"They are hoping for the market to crash. Usually they make up 20 per cent of inquiries but at the moment they are not there."
PropTrack data shows Forest Lake's median house price is still 22 per cent ahead of where it was 12 months ago, despite dropping by 10 per cent in the past three months, and 55 per cent ahead of the pre-pandemic level.
Six owner occupiers took 16 Camberwell Place, Forest Lake to auction today after a six-week campaign that saw 54 buyer groups through open homes.
Bidding starting at $810,000 and four buyers actively bid above this level.
The four-bedroom house on 827sq m sold under the hammer for $975,000.
"Buyer inquiry is very property specific at the moment, that means good properties are getting respectable inquiries and offers," he says.

780 through Ray White Aspley open homes

Ray White Aspley is reporting more buyers turning up for open homes in the first three weekends of January than during Covid with 780 people inspecting properties in Brisbane's north.
"Why is that? Who knows," Ray White Aspley's Tom Gunness says. "Inquiry has been strong. We have more properties on the market at the moment and more buyers looking, particularly in that $800,000-$1.2m range."
He said a townhouse sold for $530,000 after its first weekend on the market.
There were three bidders registered for the auction of 62 Wondaree St, Bracken Ridge today but the property failed to sell and passed in at $700,000 before a crowd of around 30.

15 bidders in $4m-plus auction

Thunderstorms have just skirted the river city, possibly in response to Thor's hammer finally coming down on an auction sale.
For those just joining the blog, Adcock Prestige Queensland principal is carting around a replica of Thor's hammer to auctions this weekend. He didn't get a chance to smash it down in Bardon with negotiations continuing, but 118 Reeve St, Clayfield has just sold under the hammer for $4.66m. Mr Adcock is reporting 15 registered bidders at the auction and a crowd big enough to fill a cinema.
The six-bedroom renovated house is on an 810sq m block.

Bachelorette contestant finds 'love' in Egypt

Former Bachelorette contestant Niranga Amarasinghe, who missed out on love with Bachelorette Angie Kent in the 2019 reality TV series, has found someone to love his renovated Hendra home in a deal struck 14,000km away.

It was just after midnight in the Egyptian capital of Cairo when an expat Aussie took part in the auction of the five-bedroom house at 146 Manson Rd, Hendra.

Ray White Ascot's Oliver Jonker welcomed six registered bidders to the onsite event with four people actively bidding for the renovated home.

The property was announced on the market at $2.275m and sold for $2.302m to the Egyptian investor who also owns property in North Lakes and whose Canadian-born wife was in attendance at the auction.
