Suburb record $13.51m sale despite SEQ flood emergency

Buyers are cashing in on Brisbane and Gold Coast properties even after being impacted by the recent flooding. Follow the auction blog live

Auctions are on, masks are off,  the sun is out and the mud army is on its way. 

There's a lot to be thankful for as we emerge from one of the most challenging weeks in Brisbane's history. Today, we will take you across the region with our live auction blog and cover the sale of properties, one of which was underwater just days ago, as Brisbane's booming property market is put to its greatest test following this week's flood emergency.

Tarragindi trifecta

Atlas Brisbane is holding a major auction event at the Wellers Hill Bowls Club this evening with three Tarragindi properties going under the hammer and charity auctions taking place between the main events with money raised going to Orange Sky which offers free mobile washing services for the homeless.
There's around 100 people seated for the event and we're broadcasting it live HERE.

Apollo Auctions auctioneer Justin Nickerson starts this auction off with a vendor bid of $1.1m.
An online bidder comes in with a bid of $1.15m and then the auction is paused to negotiate while more charity auctions are called for the team at Orange Sky.
6PM UPDATE: There has been an increased bid to $1.25m but negotiations continue with the buyers in the outside carpark.

A single bidder puts their hand up for this home with an opening bid of $900,000, after which Mr Nickerson again pauses the auction to negotiate.
6PM UPDATE: There is an increased bid to $1.15m but negotiations are continuing (also in the carpark).
6.40PM UPDATE: An increased bid to $1.2m puts the property on the market and the house sells.

A brand new home from Tarragindi specialist builder JR Construction is what the crowd has been waiting to see sell and the auction starts with a vendor bid of $2m. Two bidders take the auction from here, jumping in $100,000 increases, then $50,000s until this auction also is paused for negotiation.
"Well guess where we're going? Out into the carpark to sort things out, come on," auctioneer Justin Nickerson says.
7.30PM UPDATE: An increased offer of $2.56m is received and the house sells.

There is the potential to renovate or build new on this 642sq m block that has a three-bedroom post-war home on it. The $888,000 sale price for 27 Halsmere St, Geebung puts it well above Geebung's current suburb median of $775,000, realestate.com.au data shows.

South Australian couple buy two-bedder for $1.52m

A professional couple, who recently moved up from South Australia and were renting while they looked for a home, have ended their three month search by buying a two-bedroom house in Ashgrove for $1.52m.
Bidding started at $1.3m for the restored and extended 1946-built home at 57 Kinnaird St, Ashgrove, with eight registered bidders taking part including young professionals from Petrie, Bardon and a couple from Cairns.
The seller's have lived in the home for 14 years, renting the downstairs apartment for between $350-$400 a week.

38 Monmouth St, Morningside - passed in at $3m

Bidding started at $2.15m for this dual-living home with a 25m pool and a half-court basketball court. Place Bulimba auctioneer Paul Curtain countered that with a vendor bid of $2.4m and the bidder increased their bid to $2.45m at which point the auction paused to negotiate privately. An agreement on price could not be reached and the property was passed in with a vendor bid of $3m.

Graceville properties sell despite floods


Earlier in the week NGU selling agent Leo Liu was wondering how he was going to sell this 637sq m block that had been inundated in the flood emergency. Looks like he found a way with the property's 4pm auction cancelled due to it now being under contract.
This sale follows property writer Sophie Foster's report from earlier in the week that showed 236 Long St East, Graceville selling under the hammer for $1.81m with 10 registered bidders.

Indooroopilly has been hard hit by this week's floods but there are plenty of elevated spots and this tri-level four-bedroom home on 528sq m is on one of them. Three registered bidders took the house to auction where it has just sold for $1.57m.

Flood clean-up continues while Stones Corner house sells

A woman missed her neighbour’s auction today because she was hosing mud off a backyard trampoline after floodwaters caused Norman Creek to burst its banks and inundate the backyards on the low side of Lucy St at Stones Corner.

Colleen and Greg Gray of Bulimba drove to 16 Lucy St, Stones Corner at the height of this week’s flood emergency to see how the inner-city address was coping in the deluge.

“It came right up to the footpath (at the end of the street) but we had a chat to one of the locals and he said it’s never come up beyond that point so that’s good information,” Mr Gray said.

“We’ve lived beside the river for 17 years and it’s never flooded our house. The flood doesn’t bother us, we take that in our stride.”
Place Bulimba auctioneer Paul Curtain welcomed seven registered bidders to the Stones Corner auction, with the Grays taking shelter under a tree in the backyard, while a younger couple from Springwood stood out in the blazing sun.

An opening bid of $1m from the Bulimba couple took the property above its reserve price, the younger couple countered with an extra $25,000 and a returning bid of $1.05m saw Place Bulimba’s Phil Burley announce the home was on the market.
The younger couple tried again with a bid of $1.06m and when the Grays countered with a bid of $1.075m, the underbidders walked out of the auction.
“You’re out finished and done. That is an official walkout,” Mr Curtain said. “We do thank you for your bidding. Please feel free to take a water on the way out folks, I know it’s a warm day.”
With no further competition the house sold under the hammer. It was only the third house on the street to sell for more than $1m.
John and Charlotte Fey bought 16 Lucy St just after the 2011 floods and in December this year they upsized to a house on the lower side of the street.
“We didn’t want to leave Lucy St, it’s a lovely pocket. Yes we did have flooding but it just sits in the yard, it’s smelly but the houses are all fine.”

There's been phenomenal house price growth of 39 per cent in this middle-ring suburb north of Brisbane and the median house price is now above $1m. Six registered bidders knew that this three-bedroom house on 569sq m was their best chance of buying into the suburb for less than $1m.
Apollo Auctions auctioneer Justin Nickerson accepted an opening bid of $600,000 for 17 Glenside St, Wavell Heights and keen buyers fought it out for the next $351,000 until the hammer fell at $951,000.

In 2009, 57 Paramount Tce, Seven Hills was considered perfect for first-home buyers and it sold for $518,000. Thirteen years on and at twice that price it is still firmly in first-home buyer territory for an inner-city house. Eight registered bidders took this post-war home to auction where it sold for $1.025m.
