Graceville: ‘Same league as Chelmer’ as Brisbane property market heats up

This charming suburb in Brisbane’s inner-west has been named one of the city’s most undervalued suburbs.

Brisbane mother Kim McNeil, 55, hopes for capital growth on her new purchase of a Graceville property after the suburb was named as one of Brisbane‘s most undervalued. .

Ms McNeil‘s new purchase at 65 Sandon St, Graceville, is a four-bedroom, three-bathroom cottage on a 405sq m block and sold for $1.55m.

Ms McNeil said she has always loved Graceville.

“It‘s quaint, has really nice streetscapes, and you feel like you’re close to everything”, Ms McNeil said.

“I just wanted a change and to live closer to the city; it will be less stressful.

“The house is so cute, and it‘s nice to return to a home with Queenslander roots.

“The house has interesting features that make it stand out.

“I‘ll be adding features colours like a black, signature navy on the fence, putting an electric gate, feature trees, modernised landscaping … basically bringing it up to date a little bit”, she said.

Property agent Alex Jordan from McGrath Estate Agents, Paddington, said he was surprised Graceville was considered an undervalued suburb “I am a little bit surprised, but I think Graceville and Chelmer are on a similar level of growth.”

“After the 2022 floods, we‘ve seen a lot of sales at the lower end of the market, which have made the prices appear less appealing”, Mr Jordan said.

“For family living, Graceville gives a lot of positive attributes, which drives the market.

“I think Graceville is in the same league as Chelmer, beautiful streetscapes, great school catchments, coffee, shops, restaurants, close to public transport, and it‘s got a real community feel …. if you lived in Graceville you wouldn’t need to travel far.

“A buyer can be confident that they won‘t have a block of units being built next to them due to Brisbane City Council’s residential zoning”.

Ms McNeil also said Graceville was a safe area and was looking forward to moving in with her two children, Isaac, 14 and Abby, 17.

“The house is close to the kid‘s schools, Indooroopilly Shopping Centre, trains, coffee shops and restaurants closely, and you can still park your car out the front of the property, unlike other areas of Brisbane”, Ms McNeil said.

Ms McNeil had previously lived in Sinnamon Park for 25 years and sold her old home.

An analysis undertaken by DSR found Graceville to be one of Brisbane’s most undervalued suburbs along with Underwood, Auchenflower, Cannon Hill, Nudgee, Richlands and Lota.
