A Brisbane developer hopes to ‘fill the gap’ in Queensland’s housing crisis with their projects. FIND OUT WHERE

A local Brisbane developer hopes to ease the growing housing crisis with its latest plans to build an apartment project on the city’s south side.

Developer Qakridge Property Group has announced a five-storey 144-apartment project Pavilion The Residences in Upper Mount Gravatt ahead of its luxury Lumina development in Stones Corner.

Pavilion The Residences will feature a mix of one, two and three-bedroom apartments with high-quality fittings and finishes, a swimming pool, a BBQ area, a water feature and secluded garden rooms.

Oakridge Property Group Director Andrew Niven said the group was looking to launch to the market and commence construction sometime in 2024.

“Our Upper Mount Gravatt project, known as Pavillion The Residences, has recently gained Development Application approval; we will formally release the project to the market in the coming months,” Mr Niven said.

Pavilion The Residences is located less than 15 minutes from the Brisbane CBD and is close to education, business and transport amenities.

One of Oakridge’s other projects, Lumina at Stone’s Corner, has commenced piling and excavation works.

Mr Niven said Oakridge’s construction of their Stone’s Corner project Lumina was ready to go.

“We’ve now sold close to eighty per cent of our stock, which is good, and we’ve just started piling on site,” he said.

“Our products are tailored to owner-occupiers; if I look at Lumina, out of the 80 per cent already sold was to owner-occupiers.”

Lumina is part of one of the new residential developments in the Stones Corner urban village, undergoing significant gentrification due to its proximity to the city, transport connections, Hanlon Park, cafe culture and Brisbane 2032 Olympics and Paralympics hub.

Mr Niven said Oakridge Property Group has been delighted with the success of Lumina.

“It has struck a chord with everyone from young professionals buying their first home to downsizers looking for an easier lifestyle close to everything they need and local investors wanting to maximise the strong market drivers,” Mr Niven said.

“There’s no secret there’s a housing shortage across Queensland. We’re trying to fill the gap and bring good, quality products to the market.”

Mr Niven said Oakridge’s strategy to partner with CS Development Group was to get ahead of the builder shortages and issues with construction across Queensland.

“It was an important strategy for us; they’re an experienced developer and have been around for a long time,” he said.

“They’ve done projects like Hanlan Park Residences and Cello Apartments; their track record speaks for itself.

“We never do a project for the sake of doing a project; when we pick a suburb, we like to ensure it’s the right amenities and existing infrastructure and ultimately build something buyers want.

“Buyers put a lot of faith in us to deliver and finish a product that meets the standards and the quality they’re looking for.

“For me, it’s the entire process from the start and seeing something delivered; it’s all about the market, delivery and sponsor experience.

“We want to deliver the product right the first time for our clients.”

Oakridge Property Group has also recently completed The Addison project in Taringa, which is waiting for settlement.

“Taringa residents will move in the coming weeks; there hasn’t been pre-settlement yet,” Mr Niven said.
