A 'ridiculously popular' knockdown three bedder in Brisbane's south kicked off a massive day of 123 auctions, with its seller bursting into tears as 26 bidders vied for her family home, driving the price $205,000 over reserve.
This as buyers just can't get enough knockdown rebuild opportunities across Brisbane at present, especially ones with city skyline views as the home in Holland Park West has, said real estate agent Dion Tolley of Place Bulimba.
He said the property was "ridiculously popular" with 14 bidders pre-registering, and a further signing up to bid today. "It was competitive bidding. opening at $900,000 and ended up at $1.755m. It was $205,000 over reserve."

The owners live in a nursing home in the area now and the auction is expected to help ensure they enjoyed the rest of their days in comfort.
"Their daughter - the main person managing the sale - burst into tears when it was on the market (passed reserve price) which was pretty special. We had a reserve in mid $1m's and to see the result get to where it did brought a lot of joy because now the couple who originally owned the home have more money than what they thought they would to enjoy the rest of their lives."
Mr Tolley said no one in the family could decide what price to put on the home at 63 Bonneville Street, so they decided to let the market determine that at auction.
63 Bonneville Street, Holland Park West, has seen strong attention from not just the market but the neighbours.
The three-bedroom post-war home is on a 622sqm corner allotment.
While many neighbours had expressed interest in the property, it was renter in the area that won out in the end.
"It was actually a local family. They weren't neighbours but they were renting in Holland Park West. He was the first person who enquired about the property when it listed. At first I don't think he realised what the city views were like, but then he was sold on them."
"What was even better was the bidding number he secured the property was 63, same as the address."
"I always said to the sellers that the typical buyer will be a developer, a builder, someone that lives in the area and wants to knock down and rebuild, or land bank and do that later. That was the typical demographic and it was highly contested among them."
The Courier-Mail’s weekly auction list provided by PropTrack and realestate.com.au shows the Saturday auctions make up three-quarters of this week’s properties going under the hammer in Greater Brisbane, with 123 homes up for grabs.
Saturday’s auction breakdown is 40 four bedders, 36 five bedders, 35 three bedders, seven two bedders, one one-bedder and four blocks of land.
PropTrack economist Anne Flaherty said “buyers are benefiting from more choice this May, with the total number of homes heading under the hammer much higher than the same time last year”.
Brisbane’s weekly auction numbers are up 44 per cent year-on-year while regional Queensland’s auctions are up 16 per cent over the same time in 2023.
“The Reserve Bank’s decision to keep the cash rate on hold at 4.35 per cent will come as welcome news to buyers,” Ms Flaherty said. “While the decision to keep rates on hold was widely expected, there had been media speculation a rate rise was possible off the back of higher-than-expected inflation over the March quarter.”
The Courier-Mail's House of the Week at 35 Duke St, Bulimba, has sold for a whopping $4.925m at auction.
Real estate agent Daniel Lazzaroni of Ray White Bulimba saw five bidders register for Saturday's auction, all of whom were active during the bidding process.
“All five of our bidders were all local families,” Mr Lazzaroni said.
“The sellers were wanting to downsize up to the Sunshine Coast. They were actually bidding on an auction up there at the same time this auction was on.”
Auctioneer and Ray White Collective group principal Haesley Cush said buyers were out in force across Brisbane auctions over the weekend.
“Sentiment in May is that the family home buyers at the middle part of the market are where a lot of those transactions are taking place, but the prestige market was really strong as well".
Bidder's lucky seven strategy lands spectacular home
A Brisbane bidder has unleashed a secret seven strategy to face down two other buyers who wanted ownership of a designer Bardon home.
The unique strategy had onlookers in giggles during the auction and disarmed the competition, said auctioneer Justin Nickerson of Apollo Auctions.
"The opening bid was $1.8m and it sold for $2.237m," he said. "The bidder was putting all sevens in. It's their lucky number and they persisted. It was quite funny. Everyone giggled a bit at the strategy, all sevens, $2.217, $2.237 and so on, and they were paddle 7 as well. Whatever else you might say, it's worked."
Peter Willmott and Fiona Greene of Luv & Co Estate Agents Brisbane had brought the unique four bedroom home at 84 Coolibah Street, Bardon, to auction. The home is on a 744sq m block – an absolute luxury feature so close to Brisbane CBD.
They described the five-year-old family home as "one of a kind" – designed and built to be sustainable and responsive to the subtropical Bardon environment.
Among its features the home has a spectacular atrium that blends the line between inside and out effortlessly, and it also has its own unique half-court basketball setup outside.

A Bayside three bedroom cottage drew a $1m opening bid at auction today as seven bidders battled it out for ownership.
The home at 123 Melville Terrace, Manly, is in a hotspot for buyers looking into the waterfront suburb, located a short stroll from Manly Harbour Village.
Auctioneer Justin Nickerson from Apollo Auctions said it was a good result with strong interest driving the final price to $1.365m.
Belle Property Manly agents David Lazarus and Renee Brace took the property to auction, saying the location meant "you're not just buying a home, you are embracing a lifestyle with everything Bayside living has to offer".
The 506sq m block also has solid redevelopment potential subject to council approval, including raising and renovating to pick up views of the bay and marina.
Snapped up before auction: $2.351m for Manly stunner
A resort style home in waterfront suburb Manly was among those snapped up before they could go under the hammer today.
The four bedroom luxury escape was pencilled in for a noon auction Saturday but was marked as having been transferred for $2.351m on May 7, according to property records.
Agents Alec McEwan and Gaby McEwan of McGrath Wynnum-Manly described the home as having "cutting-edge luxury, statement entertaining spaces, and incredible versatility".
Among its charms is a purpose-built cinema, dual built-in office, vast outdoor terrace, salt-water pool, and decked cabana.
The home is just over 200 metres from the waterfront.
Home with direct golf course access sold for $1.025m
A four bedroom house with direct access to the greens of Mcleod Country Golf Club is now a million dollar property.
The home at 9 Rani Close, Mount Ommaney, is on a 682sq m block with stunning golf course views, according to agents Adam Wishart and Peter Chew of 4074 Property Mount Ommaney who took it to auction Saturday.
Mr Wishart said two bidders registered for the auction, with the home selling for $1.025m.
"The elevated position provides privacy while allowing you to enjoy panoramic views of the golf course. The best part? You can drive your buggy straight onto the course and never be late for a tee off time," was how he had marketed it.
The owners paid $560,000 for the home 17 years ago.
A family home in Kedron put up for sale for the first time ever has secured $2.12m under the hammer.
The three bedroom home at 58 Twelfth Ave, Kedron, was built in 2006 on a property the owners had bought for $300,000 in 2004.
Real estate agent Brooke Copping of Ray White Wilston said "the sellers purchased the block with a small house on it 20 years ago".
"They did a knock down rebuild 18 years ago, raised their son in the property and now they’re downsizing. They were really happy with the result.”
The home saw a whopping 25 parties register to bid, 10 of whom were active during the auction which was conducted by Ray White auctioneer Christian Hamilton.
Ms Copping said a young family from Sydney looking to relocate to Brisbane to be closer to relatives were the winners, with their parents bidding on their behalf.
“Buyers were attracted to the location in Kedron’s Avenues Precinct,” Ms Copping said. “It was a larger 610 sqm block, and it was a contemporary home that had been well maintained so people could move straight in and not have to do any work."
Dual street access, massive block drives home to $1.375m
A four bedroom house held for three decades on a large 1,085sq m block in Birkdale has smashed through $1.3m at auction.
The home at 88 Dorsal Drive sold for $1.375m under the hammer after an auction spearheaded by Alec McEwan and Gaby McEwan of McGrath Wynnum-Manly.
The sellers had bought the property 34 years ago in 1990 for $270,000 in the highly prized Aquatic Paradise Estate.
It doesn't just have a large land size, but also has dual street access, giving the buyer multiple options for future growth subject to council approval.
The property has a salt-water pool and landscaped backyard with the owners having put in a double bay high clearance carport as well for boats and caravans.
The home is just 350m from Birkdale Fair shopping and dining, and a stroll to Aquatic Paradise East Park, the famous King Island walk and island-hopping adventures, according to agents.
A Bayside property in Manly has surged in value since its owners bought it in 2011, selling at auction for 4.6 times what they originally paid.
The four bedroom, three bathroom, double garage house at 94 Stratton Terrace is on a 405sq m block with views of the water from the upstairs level and walking distance to the waterfront.
Auctioneer Justin Nickerson of Apollo Auctions said two bidders registered for the property which has been listed for auction by Belle Property Manly agents David Lazarus and Renee Brace.
"The opening bid was $1.8m," Mr Nickerson said. "The two bidders slugged it out all the way up to $2.215m and it sold."
The sellers had paid $480,000 for the property in 2011, then engaged local boutique builder Kybro Construction to craft a contemporary home spread across two levels, with alfresco spaces, indoor-outdoor flow, private study nook, glass concertina doors to take in views of Moreton Bay, resort style in-ground pool and landscaped gardens.
A Brisbane couple stared down a dozen bidders to secure a cottage they hope to renovate into their dream home in future.
The property at 18 Camden Street, Albion, went under the hammer for the first time in decades, with property records showing its last sale price as $55,500 in 1984.
Ray White auctioneer Gavin Croft oversaw the auction with Ray White Ascot real estate agent Alexander Shean confirming nine of the 12 bidders were active throughout the process, which eventually saw the property sell for $1.27m under the hammer.
“The buyers were a young couple looking to do some renovations in the future,” he said. “It’s almost an entry-level home in Brisbane now which attracted a lot of buyers."
Mr Shean said the sellers were downsizing after having owned the property for several decades.
“It’s a very liveable home with plenty of opportunity, and it’s in a great location close to all amenities. It was a neat and tidy little house.”
A five bedroom townhouse walking distance to Suncorp Stadium has seen a $680,000 jump in its market value in four years, selling at auction Saturday.
The property at 1/16 Wellington Road, Red Hill, is one of just two townhouses in a joint complex on a 770sq m block. It had been bought by today's sellers for $1,007,500 in February 2020.
Ray White Paddington agent Max Hadgelias took it to auction with five registered bidders, with the hammer coming down at $1.69m.
Auctioneer Justin Nickerson of Apollo Auctions said the opening bid was $1.3m with three bidders active during the process, and the home was popular with owner occupiers and downsizers looking for low maintenance property.
The townhouse was listed for rent last year at $1,250 a week, which would have given the sellers a rental yield of around 6.5 per cent.
But Mr Hadgelias said the winning bidders were looking to occupy the site themselves.
"The winning bid went to a family who lived regionally and wanted to move closer to the city for their kids' schooling," he said. “They were attracted to the size, it’s a terrace house over four levels with different break out areas for the family."
"The sellers bought the property a few years ago and lived in it for a few years before relocating to the Sunshine Coast.”
The townhouse has its solar panels and water tanks, as well as storage under the carports. It is located just 3km from Brisbane CBD.
