A luxury apartment in a highly sought-after Noosa spot with ocean frontage has sold for a record $10m after lasting just seven days on the market.

A luxury apartment in a highly sought-after Noosa spot with ocean frontage has sold for a record $10m after lasting just seven days on the market.

The three-bedroom apartment in Little Cove at 3/54 Park Rd, Noosa Heads on the edge of Noosa National Park, was snatched up by Klein Hunter Property Buyers for a client.

Company director Kirstie Klein-Hunter said the listing went up on Friday, August 23 and she inspected the property the next day, followed by an offer just a few days later.

Being sold through Tom Offermann Real Estate, the purchase will be settled on September 3.

The $10m price tag is a Little Cove record.

“Everything came together smoothly, and the client is thrilled with their purchase,” she said.

The 195sq m apartment features its own pool and large terrace, with a second terrace connecting to one of three bedrooms and a third connecting to remaining rooms.

A generously sized living room on top of a kitchen, dining and “retreat” area are also seen on floor plans.

The double garage is connected directly to the apartment by lift.

The new owners will be able to enjoy views of Noosa Main Beach, Laguna Bay Coloured Sands and Double Island Point with Little Cove Beach just a one-minute walk away.

Records show the property was sold for an undisclosed price in June this year, lasting only eight days on the market.

It previously sold for $2.7m in 2008 and was initially built in 1985, selling for just $685,000 five years onwards.

Ms Klein-Hunter said Little Cove is a highly sought-after enclave amidst a market with limited stock and high demand for Noosa.

She gave insight into the importance of realistic asking prices, saying Noosa’s top-end properties over $5m continue to perform well with accurate figures.

“More often than not, if sellers get the price right from the start when launching a property for sale, they will get a better outcome overall,” Ms Klein-Hunter said.

“Often, early offers that get rejected end up being close to the final sale price.”

She advised not all offers are “low-ball” with buyers having their own knowledge and understanding of market value.

“At the moment, buyers are acting more cautiously and taking more time to complete transactions, but they’re still out there,” Ms Klein-Hunter said.

“I encourage sellers to do their own homework and be realistic and willing to negotiate in order to meet the market.”

The deal comes after the real estate agency finalised a $20.5m sale for luxury home on Noosa Parade.
