A home in sleepy Sunshine Coast suburb could soon be replaced with a five-unit block, as developers move to introduce more multi-dwelling projects in the fast-growing area.
The property owners at 7 Palkana Drive, Warana submitted the development application to the Sunshine Coast Council on Wednesday, outlining their intention for the “revitalisation of old housing stock”.
Property data shows the 546 square metre block was last sold in 2012 for $375,000 and currently houses a three-bedroom, single-storey home.
If the development application is approved the existing home would be demolished to make way for the three-storey complex.
The planning report submitted to the council states the development would include a mix of both two and three-bedroom apartments, making them appropriate for younger couples, families and older downsizers.
“The proposal aims to provide a unique housing solution with spacious, liveable apartments designed to accommodate a diverse range of homeowners,” the report stated.
“The large 3-bedroom apartments cater to DINKs (Double Income, No Kids) and modern families, while the ground-floor 2-bedroom apartment, designed without stairs, is suitable for downsizers.”
Multiple courtyards are also proposed in the plan as well as a car park.
The report references a number of similar high-density projects in the Warana and Kawana Waters areas, either currently underway or recently completed.
“The suburbs along the Kawana Water beach strip have seen significant transformation, with original three-bedroom, single-garage low-set brick and tile houses giving way to a surge of newly constructed, large GFA, multi-story single and duplex dwellings within the low-density residential zone,” the planning report stated.
“Stockland’s Bokarina Beach development, nearing completion, has also contributed to this redevelopment with a mix of high dwelling densities and tall building heights.”
