Stockland reveals latest land release plans for Aura’s precinct 15.3

A major developer transforming the southern end of the Sunshine Coast has revealed plans for more than 300 new homes, as well as parks and community facilities.
Development plans have been lodged for state government approval for precinct 15.3 at Stockland’s $5bn Aura master planned community west of Caloundra and 20km south of Maroochydore.
It proposes 340 dwellings, a neighbourhood sports park and community centre, a childcare centre and parks and public spaces to be built on 259.4ha south of the suburb of Banya.
Housing lots would range in size from about 180sq m and 4.6m wide for “terrace” homes to about 600sq m for traditional family homes.
A town planning report said the development would help provide more housing diversity, including affordable options, at Aura which once completed will have 20,000 homes.
It said the lots could be delivered between 2025 to 2028.
“The proposed residential neighbourhoods are predominantly of a low-density nature and positioned to take advantage of view lines and connection to the Bells Creek corridor adjoining the southern end of the precinct,” the report says.
It says the development will “create an innovative and sustainable community”.
The latest precinct was proposed to have a mix of residential dwellings, targeting first home buyers as well as families and those looking to downsize.
The homes would be connected via a major road from Precinct 14 in the north and would eventually link to precinct 17 in the south and to Bells Creek Arterial Road.
The report states the road cross sections were “carefully selected” to create on-street parking in areas of higher densities, with smaller terrace lots being on roads with indented parking bays.
It said there would be 241 visitor carparking spaces, a rate of 0.8 per lot.
Blocks will range from 100m — 230m long and 25m — 80m deep to create a “grid-like” street layout, and will be the final land release for Precinct 15.
A Stockland spokesperson said Precinct 15 includes about 1300 residential lots, a Halcyon community as well as proposed shops, parks and a childcare centre.
“Due to strong demand, Aura is forecast to be completed 10 years ahead of schedule and it’s anticipated that nearly 50,000 residents will call Aura home,” they said.
“Land continues to be released monthly at Aura, with the first land release at Precinct 15 scheduled for November this year.”
