More than 16ha of farmland is up for sale for the first time in seven years in a Sunshine Coast beachside town.

Flood-prone grazing land on the Sunshine Coast is up for sale for the first time in seven years with a Victorian-based company hoping for $3m more than what it paid.

The 16.6ha site at 150 South Coolum Rd in Coolum Beach went on the market on September 28, with a price guide of $5m.

It is one of the last farmland sites in Coolum Beach.

R&W sales associate Maddie Lawler is managing the sale, along with principal Mark Lawler and sales executive James Henley.

She said the land could “be known to flood” and was being marketed as farmland because of its rural zoning, with land banking opportunities.

“It does fall into the urban footprint,” she said.

“The buyer of this land is going to be someone who is happy to sit on it.”

She said the buyer would acquire a house with the sale, which at present was tenanted by a woman who had more than 20 horses on the land.

Some cattle also graze on the site.

The sales associate said there were a number of phone calls and a lots of emails daily about the property, with some international interest also in the mix.

“But it’s more national and local interest at this stage,” Ms Lawler said.

The land was last sold in 2016 for $2m to Victorian-based company Coolum Park Pty Ltd.

The property is on the eastern side of the Sunshine Motorway, with a shopping centre, schools, and beach nearby.

The land sale comes about eight months after the state government revealed Consolidated Properties Group had pulled out of a project it had proposed for 510ha of former cane land and flood plain on the western side of the Sunshine Motorway at Coolum Beach.

The World Surf League wanted to build a surf ranch on the site, which was one part of the proposal that also included up to 1500 houses.
