Flurry of local buyers swarm on entire land release
"Nothing like it": Twenty-one lots of land have sold in one weekend in a rapidly changing Sunshine Coast suburb off the back of a $25,000 government grant.

PROPERTY buyers have cleaned up a boutique estate in a "feeding frenzy" where its entire latest land release sold in one weekend.
Twenty-one lots in the first stage of Azure, off Owen Creek Rd at Forest Glen, sold off the back of the new $25,000 HomeBuilder grant which kicked in last week.
Town Group sales manager Craig Morrison said since Friday, they had had 100 inquiries, 50 site inspections and sold out the entire stage one.

Azure Forest Glen is a boutique estate that includes 90 lots over five stages in the fast-changing suburb.
Mr Morrison said it had been a "perfect storm" for the keen buyers, who were all local, taking advantage of the grants.
"It's unprecedented. I haven't seen anything like it in my career," Mr Morrison said.
"It shows confidence in the market. If people have been on the fence, with a bit of incentive, they now see the value in owning their own house.
"A lot are looking at land over established property so they can get the grant: $25,000 is big money."

Mr Morrison said the weekend flurry has pushed stages two and three forward.
He said the owner of the block, a local developer, had had it for 12 years prior.
"He was pretty excited when I told him. He didn't actually believe me at first," he said.
"There are back-up buyers for Stage 2 which we will push forward next week. We can fast-forward to meet the demand.
"The lots are small, 200sq m in size, and range from mid-$200,000 to high-$300,000 and hit a price point for buyers."

New owner Naj Elsayed just sold his house at Mooloolaba and was originally looking at Kawana or Maroochydore but found the price didn't match.
"They're selling basically knockdowns for $650,000 to $700,000 and this is only 10 minutes away for a much better price point," Mr Elsayed said.
"I like Forest Glen. I was looking at Harmony and Aura but I find it nicer here.
"I can build a home to nestle in."
Mr Morrison said he expected increased activity from interstate buyers would spark another "flurry" when borders reopened.
