Nirimba by Vantage behind Sunshine Coast townhouse residential estate proposal

A developer is awaiting the green light from the state government to build a residential estate containing 24 townhouses, with special buyer conditions at play.

A new set of townhouses could grace a rapidly growing Sunshine Coast neighbourhood if the developer gains approval from the state.

Plans to build 24 townhouses along Park Avenue in Nirimba have been lodged to Economic Development Queensland by Murray and Associates on behalf of Nirimba by Vantage.

The development application requests approval to build the townhouses and to reconfigure a lot using a “community title scheme subdivision”.

The 3218sq m site currently lies vacant with open, flat grassland while neighbouring similar residences.

Application documents state each townhouse will be self-contained, and the 24 residences will be split across three separate buildings.

Each home was designed with independent living in mind alongside some key elements for every townhouse, documents read.

These include, for each townhouse, a master bedroom with ensuite, two additional bedrooms, a fenced outdoor alfresco area and lockup garage with laundry and storage.

Documents state the residential estate will also offer shared communal space, visitor parking alongside motorcycle and bicycle parking, and communal and private pedestrian entry points.

It is noted in documents sustainable initiatives were also considered in the plan including the provision of electric vehicle chargers, to be supplied by an electrical consultant.

The community title scheme subdivision is intended to allow the townhouses to remain under private ownership while the estate’s access points, internal roads and other communal areas and facilities to remain as “common property”.

It is planned for each home to be put under a sale contract which would require the buyer to hire the developer’s nominated builder alongside several construction time frame conditions.

Documents state if the buyer cannot follow the set conditions, the developer can, if it chooses to, buy the townhouse back for current market value.

The buyer’s townhouse must also comply with design essentials and receive approval from the developer before starting construction.

Documents read the proposed estate will provide “valuable residential density” in line with the expected growth of the area’s population.

The “attractively designed” project is also intended to contribute to street activation and pedestrian connectivity.
