CENTRAL Sunshine Coast set to transform with construction starting on new $3 billion suburb.

UPDATE:

MAYOR Mark Jamieson has described the sod turning of the new Palmview development as "another significant day" for the region.

He said things had changed in terms of the council's attitude and said the council had come a long way since 2011/12 in terms of delivering projects and confidence to the region.

"It's not every day that a $3 billion development commences on the Sunshine Coast," he said.

The council will chip in half of the $18 million required for the first stage's major roadworks which include an extension of Claymore Rd into the heart of the new town centre to be developed by AVID Property Group.

Cr Jamieson said the $9 million loaned by the council would be repaid with interest as lots were sold off.

The State Government has also provided a $5 million loan to fast-track the delivery of water and sewerage infrastructure.

The 378ha site dubbed 'Harmony' will be the first portion of the Palmview site developed, with two other landowners to develop the balance in future of the 500ha total site.

AVID's development will deliver about 5000 homes over the next 10-15 years housing up to 12,000 people while a further 3000 homes housing about 5000 people will be developed down by the other landowners.

"The Sunshine Coast really is coming of age," Cr Jamieson said

He said the region would benefit from the 9000-plus jobs the project would create.

A 15,000 sq m town centre will also be built with higher-density living to be constructed around the new hub which is envisaged to feature a full supermarket, department store, retail, restaurants as well as a neighbourhood centre and potential for a swimming pool/aquatic centre down the track.

EARLY residents of new Palmview development 'Harmony' may be waiting up to 15 years for the full completion of their new neighbourhood but they won't have to wait that long to kick a ball.

A new district sporting facility servicing Sippy Downs and the new Palmview development will be constructed in the first two years of development with AVID Property Group committed to constructing half of the new facility.

The 378ha development site will also feature a 60m wide, multi-kilometre long, linear parkway running from Sippy Downs through to the Mooloolah River in the south.

Lot prices for the first stage look set to vary from between $150,000 to $300,000 for a variety of property types from smaller, dense dwellings to more traditional sites.

AVID Property Group general manager Bruce Harper said the development would also be aiming to achieve the region's first 6-star environmental rating.

The first sod has been turned on the $3 billion Palmview development dubbed 'Harmony'.

The 378ha site to the east of the Bruce Hwy near Aussie World will play home to almost 5000 homes and 12,000 residents with the masterplanned community also set to feature a sizeable town centre.

More than a decade of planning went into the project which saw protracted negotiations undertaken around infrastructure agreements and just who would be paying to deliver the services needed.

A controversial Greenlink proposal which was set to link the new development with Sippy Downs and Kawana had caused some angst in the Sippy Downs community who feared the transport corridor may split the community. That proposal was subsequently axed.

'Harmony' will feature 100ha of green space as well as a diverse range of housing and is also set to feature three new schools.

"Harmony is the first masterplanned project to commence in the Palmview area, with the first stage of works the extension of Claymore Road into Peter Crosby Way - Harmony's main entry road," Mr Harper said.
