A townhouse development under construction in Yeppoon is expected to add 18 much-needed units to the tight real estate market once completed.
It will be a welcome addition to the Capricorn Coast, which has seen extremely low rental vacancy rates since Covid-19 and is now sitting at 0.66 per cent.
The population of the Livingstone Shire Council local government area has swelled in particular since Covid-19.
According to Australian Bureau of Statistics data, 2,366 more persons were recorded living in the shire in 2022 compared to pre-Covid in 2019, an increase of 6.13 per cent.
Established house transfers have also grown by 107 per cent over the three years, with the median price $405,000.
As of June 2022, the population was 40,952.
As more people move to the area, housing has been in high demand and developers have looked to the area.
The St James Terrace townhouses development is planned for the corner of Queen and Mary Street, 400 metres from the Yeppoon main beach.
A Victorian-based company purchased the 3,036 sqm vacant block of land in February 2021 for $660,000.
The site was once home to the St James the Fisherman Anglican Church, erected in 1911.
The church closed in 2010 and the building was removed around 2019.
Capricorn Coast-based Hughes Designer Builders began construction on the site in June with Capricorn Coast Sand and Soil carrying out the earthworks.
The plans include three two-bedroom townhouses, each with a study, alongside five three-bedroom and 10 four-bedroom townhouses, with the development designed to reflect the style of the former church on the site with cathedral ceilings and exposed timber.
Inside, the townhouses have European appliances, Caesarstone bench tops, lots of storage, carpet and hybrid timber flooring, economical low voltage lighting, air-conditioning and ceiling fans as well as private porches and secluded garden areas.
The townhouses are for sale through Keppel Real Estate.
To date, four townhouses have sold with another five on hold and the remaining are priced between $595,000 and $775,000.
Completion is hoped to be in mid-2024.
