Recent Rockhampton commercial properties: $3.8m for KFC Parkhurst

A former supermarket, a child care centre, fast food outlet and a motorcycle shop have sold in Central Qld adding to a strong real estate market. SEE THE SOLD FIGURES.

The price tags of a range of recent commercial property sales in Rockhampton can now be revealed.

Properties recently sold include the former Spar supermarket site in Allenstown, Natural Wonders childcare centre in Berserker, the KFC at Parkhurst and the Harley-Davidson shop on William Street in Rockhampton City.

The former Spar supermarket and Go-Vita health food store has 622 sqm of retail space with an extensive cold room and freezer plant and 116 solar panels on the roof.

The property was sold by Knight Frank Rockhampton for $1,320,000 plus GST and settled on April 11.

Real estate data shows the new owner is Cheval Property Holdings Pty Ltd.

125 WILLIAM ST, ROCKHAMPTON CITY

The Rocky Harley-Davidson store was advertised with a land area of 2099 sqm and building area of 1650 sqm, including the large air-conditioned showroom, offices, workshop, coffee shop and amenities.

In 2022, the real estate advertisement stated it had a net rental return of $95,000 plus GST and a new seven year lease with two five-year options.

It was sold by Jonathon Offord and Neale Crow of Knight Frank Rockhampton for $1,950,000 (including GST) and settled on April 3.

Real estate data shows the new owner is Blackrock Group Holdings Pty Ltd.

It had previously last sold in 2011 for $650,000.

812-818 YAAMBA ROAD, PARKHURST

The KFC outlet at Parkhurst holds a new 10-year lease on a 1627 sqm ‘pad site’ at the Parkhurst Town Centre, anchored by Woolworths.

An auction was held for the site by national firm Stonebridge and attracted 11 registered bidders.

The hammer went down on $3,895,000, representing a 4.39 per cent yield.

“Despite 10 consecutive interest rate increases, totalling over 350 basis points of movement, investors continue to be drawn to the secure fundamentals of quality commercial real estate, underpinned by leases to blue chip tenant covenants,” Stonebridge partner Michael Collins said in a recent market update which included the KFC Parkhurst sale.

“These results are evidence of this and the ongoing resilience in the freestanding investment market.”

Real estate data shows the property is now owned by Gold Coast-based AHC Limited.

The 2839 sqm site located a short distance from Northside Plaza settled back in January.

The site is occupied by Natural Wonders Early Learning Centre, a Rockhampton child care company, that was built in 2017.

It was sold for $2,400,000.

Real estate data shows the property is now co-owned by Luke and Anita Pengilly and Sixteen Land Holdings Pty Ltd.
