Beachfront home at Cooee Bay sells at auction for $1.11 million

About 50 people turned out for the auction of a 1950s beachfront home at Cooee Bay near Yeppoon - but it was a couple from the Glass House Mountains that snapped up the property. Full details here.

A beachfront home on the Capricorn Coast has sold under the hammer for $1.11 million to a semi-retired couple from the Glass House Mountains who were looking to be closer to family.

The property at 21 Livingstone Lane, Cooee Bay, sold at auction on August 28 through RMW Property Agents.

Principal Rory Wex said he had about 75 groups through the property throughout the six-week auction campaign, with multiple buyers asking if they could purchase the property before it went to auction.

“To get the best possible price we wanted to put all the buyers into competition at auction, which worked and was very successful,” Mr Wex said.

He said between 40–50 people turned up to the auction, with 10 registered bidders.

“Out of the 10 registered bidders there were four active bidders,” he said.

“The bidding stalled around $800,000 which got the heart pumping. I was a bit shocked it stalled.

“We reduced the increment we increased the bids by down to $10,000 and the bidding really heated up between two bidders and we went from $800,000 to $1 million in the blink of an eye.

“Towards the end we exhausted all the buyers and took it out to $1.11 million.

“The sellers were over the moon.”

He said the home had been in the one family for more than 80 years and was an “emotional sale”.

He said the buyers were a semi-retired couple from the Glass House Mountains, a town in the Sunshine Coast Hinterland region, and had family in Yeppoon.

“They love the area,” he said.

“They sent me a text that night while out at dinner saying how rapt they were with the property and that they were celebrating,” he said.

“They then called me the next day and said they were still over the moon and thought Yeppoon property was really affordable and represented tremendous value.”

Located right on the beach, the property has two bedrooms, one bathroom, kitchen, under house single car accommodation, and a rear deck with ‘outstanding ocean views and coastal breezes’.

The property was also within walking distance to a number of beaches and minutes away from Cedar Park Shopping Complex, a local fish and chip shop, and cafe, as well as a short drive to Yeppoon CBD and main beach.

The sale of 21 Livingstone Lane follows a number of other million-dollar sales in the area in 2021, including 20 Bartlem Street, Yeppoon, which sold for $1.275 million two days prior on August 26.

Mr Wex said beachfront property couldn’t be in more demand.

“There were nine other bidders and three or four active bidders that missed out on beachfront property,” he said.

“They are waiting to purchase something on the beach.

“If there are any sellers out there, get in touch because we have buyers ready to go.”
