Tieri couple purchases Yeppoon home at 20 Bartlem Street for $1.275 million

A four-storey home with sea views in Yeppoon has sold for $1.275 million to a couple from a small mining town in the Central Highlands, who were looking for a “lifestyle change”.

The property at 20 Bartlem Street settled through McGrath Rockhampton and Capricorn Coast on August 26.

Sales agent Adam Cook said two people were interested in the home when it hit the market, however, added that he held out and the home ended up selling for $25,000 over the asking price.

Mr Cook said the buyers, a couple from Tieri, turned up to view the home on the fourth weekend of it being on the market and purchased it the following day.

“They didn’t muck around and went in with a strong offer, which is pretty standard at the moment,” he said.

“They are a nice couple moving for a lifestyle change.

“They loved the whole presentation. It’s hard not to, it was a beautiful home.”

He said the home was built by McElhenny Constructions and owned by builder Terry McElhenny, who sold the home for “something different”.

“They were looking for a change,” he said.

“Their kids have left home, so they don’t need that house in town anymore.

“They have bought an acreage block with sea views.”

The property, which spans over four levels, boasts four bedrooms, two bathrooms, laundry, a ‘gallery style’ kitchen and sea views from every level.

The property also has free-flowing open plan living and an outdoor entertaining area on the third floor, a separate sitting area and multipurpose room and sea view balcony on the second floor, as well as raised ceilings and timber floors throughout.

Outside features a private entertaining area with a gazebo and in ground swimming pool, as well as well-established gardens.

The property is also a short walk to the beach and Yeppoon CBD.

The sale of 20 Bartlem Street follows a number of other million-dollar sales in the Yeppoon area in 2021, including 16 Freeman Street that sold for $1.24 million and 101 Todd Avenue that sold for $1.05 million, both on July 12.

Other recent notable sales include 10A Christine Avenue, Lammermoor, which sold for $1.15 million on June 21.

Mr Cook said the house sales market in Yeppoon was “crazy”.

“We are trying to slow things down,” he said.

“Most people will call and want to put an offer in without looking at the home, but we are trying to have at least one open house, force everyone to go to the open house and are ending up with multiple offers on everything.”

He said the average sale price in Yeppoon currently was about $600,000 but noted any price bracket was selling well.

“The days of anything over $800,000 being a struggle to sell are not the case anymore, there is that much money around,” he said.

“There is confidence in the area and there are also more people moving to the area.

“We haven’t really had a winter and there are no signs of COVID-19.

“We have people that have come from Melbourne wanting to buy something and are prepared to stay, but it’s a matter of trying to find people something.

“It’s a battle for people to try and find somewhere to live, which is forcing the market, which is great, but there is a serious lack of houses on the market and when they do come on, they are selling for record prices after a week.

“There is a bit of a housing shortage and lack of building materials and trying to get a builder at the moment plays a big factor in that.”
