A new outdoor dining area with an enclosed playground has been proposed as part of renovations and extensions at Rockhampton’s Berserker Tavern.
Plans were lodged with Rockhampton Regional Council this month by prominent planning firm Urbis, on behalf of Aus Venue Co, the managers of the hotel.
Aus Venue Co took over the hotel in 2019 as part of a group-wide deal, and also manage the now-closed Leichhardt Hotel, which will be demolished and undergo a massive redevelopment.
The Berserker Tavern plans include a new roofed outdoor dining area which will be reconfigured over the current outdoor space and 12 carparking spaces.
The area will also include a fenced child play area and fenced designated outdoor smoking area.
“The extension would provide visual interest and activation to the site‘s frontage to Dean Street without drastically altering the built form of the tavern,” the planning report states.
The plans also include an extension of the existing gaming room.
A pedestrian crossing will be provided between Dean and Diplock St and access from both frontages will be retained.
The Dean St access will be reconfigured so that the northern crossover only allows entry to the drive-thru liquor shop and the southern access will function as the primary access to the site.
According to a traffic report submitted with the development application, incorporating data from 2020, an average of 8,838 vehicles travel on Dean St near the hotel daily and 900 vehicles in peak hours in the morning and night.
The development does not propose to increase the height of the building and increases the site coverage to 17 per cent of the total site area with an additional 695 sqm of space.
The Berserker Hotel was established in 1957 and is now owned by Hotel Property Investments Limited who bought it in 2004 for $7 million.
HPI is an Australian real estate investment trust with a portfolio of 56 freehold pubs and associated tenancies in Queensland, New South Wales, South Australia and Victoria.
According to HPI’s property valuations as of December 31, 2022, the Berserker Tavern recorded a valuation of $14.6 million.
The development application will now be assessed by council planning officers.
