As the housing market across the region becomes tighter and tighter, new residential land lots are set to come online as Livingstone Shire Council prepares to subdivide council-owned land in Emu Park.

Plans were lodged on behalf of council to subdivide 99-115 Fountain Street into 11 lots, plus a reserve drainage lot, and 61-69 Brown Street into 10 lots.

The 1.57ha freehold land at Fountain Street has been owned by council since 1996 and is a vacant block of land on a slope.

The block would be split into lots varying between 802 sqm and 1586 sqm.

The lots back onto the rear of properties on Clements Street.

Access to the lots would be from a new road which will be built through the middle of the subdivision, creating access from the front of the lots.

The new road would be entered from Morris Street.

The Brown Street block is currently five lots and council plans to divide it in 10, with all blocks around 850 sqm.

These changes would make the subdivision “far more viable on a cost per basis”.

The new layout changes the orientation of the lots, reducing the infrastructure and construction works.

All lots will be connected to the appropriate urban infrastructure and services.

The documents for both subdivisions note the sites do not hold any significant environmental values or native vegetation.

The proposal is stage three of a “council initiative to develop additional residential land within the township of Emu Park”.

Livingstone Shire Council told this publication the lots would be subdivided and sold as residential land stock.

The lots will likely be available for purchase in 2023/24.

A search on realestate.com.au of properties available for purchase in Emu Park yielded just 32 results, just 11 of which were for vacant land.

The median house sale price for a three-bedroom home in Emu Park is $440,000, with 37 days on the market and 518 people interested.

Blocks of vacant land around 800 sqm are listed for between $250,000 and $285,000.

There were just two properties listed online for rent.
