Those who fancy a holiday at TV personality Karl Stefanovic's $3.6 million luxury beach house at Sunshine Beach may soon have the chance.

The Today Show presenter and his wife Jasmine are among a rush of applicants looking to secure their short term rental rights with Noosa Council through its superseded planning scheme.

From May 18 to June 1, 49 detached house owners from ritzy addresses like Sunshine Beach and Noosa Head's Witta Circle have forked out a $1380 application fee ahead of a July 31 council deadline.

A tick of approval will mean the Stefanovics will be able to have the best of both worlds at their luxury Seaview Terrace getaway - come and stay as they like or charge thousands of dollars a week to let others enjoy a short break in one of Noosa's most exclusive streets.

Another holiday rental property in Seaview Terrace which is also a four bedroom luxury home like the Stefanovics' is being offered off-peak for $480 a night.

Since buying into Noosa, Mr Stefanovic has been snapped learning to surf and hosted the Noosa Eat & Drink Long Lunch charity fundraiser in February.

Attempts to contact Mr Stefanovic through Channel 9 have been unsuccessful.

He should know within 30 working days from his May 18 application if the short stay application is successful.

Council development assessment manager Kerri Coyle said there had been 98 superseded scheme applications lodged since the new Noosa Plan was adopted last year with more expected in the lead up to the deadline.

If an application is not approved, the applicant can seek legal compensation for the loss of short stay rental income.

"We're not necessarily supporting all the requests under the superseded scheme, we're actually refusing quite a number of them," Ms Coyle said.

She said reasons for refusal include the applicant bought the property after the new scheme started.

"The ones we are supporting are the ones that were traditionally the holiday houses where you find them along the coastline in close proximity to the beach," she said.

Former Noosa councillor and town planning consultant Russell Green of RG Strategic has been busy preparing applications for property groups and individual owners to establish the short stay use right.

He said the Stefanovics, who were not among his clients, fitted the mould of those wanting to maximise their coastal investment.

"They certainly don't live here and predominantly one of the things that is happening with short term accommodation … it's about people who have properties wanting flexibility of use," Mr Green said.

"They want to be able to use their property when it suits them and then short term let it during the other period.

"We have a client at the moment who has owned a property in Peregian Beach for seven years and it's been (permanently) let during that time - the lease is coming up and he wants to be able to short term let it so that he can come up on the weekends with his family now and enjoy it."

The new Noosa Plan adopted last year made short-term accommodation an inconsistent use in low density residential zones requiring an impact assessment planning application.

However, it gives property owners keen on the short stay option a year's grace to apply under the old scheme requirements.
