From tropical getaways to an entire island, here are the top 10 most expensive property sales of 2024 in the Mackay and Whitsundays regions.

The first item on our list for sold for $2.55m, landing its new owner a luxury penthouse in the heart of Airlie Beach.

Another Hamilton Island property, 29/23 Front St sold for $3m this year, bringing some life to a home usually unlived in.

Hamilton Island Real Estate Agent Scott Bowshire arranged the sale of the four-bedroom, four-bathroom villa to a couple who were looking forward to holiday letting it consistently to guests, while also using it as a holiday home.

Mr Bowshire said the villas were popular with guests to the island.

“They sell really well and rent really well for holiday guests,” Mr Bowshire said.

“It’s a cracking location.”

Mr Bowshire added the houses' location on the back row of the Yacht Club Villa complex, on the edge of the pool, gave it a bit more privacy.

Included in the sale were two buggy’s but the location is within walking distance of shops and amenities.

Across the water from the high-priced apartments and luxury villas of Hamilton Island, a huge six-bedroom house in Mandalay sold for $3.2m.

Situated on an almost 2ha plot of land, the four-bathroom house is secure behind a gated entry.

The 500sqm home comes with a cinema room, butler's pantry, three car garage lockup, walk in wardrobe and a master bedroom loft that occupies the entire top floor of the house.

The three bedroom, three bathroom apartments, characterised by Hamilton Island real Estate as the complete luxury lifestyle sweet, sold for $3.4m.

Real estate agent Scott Bowshire said one of the big draws for the buyer was the property’s berth at the marina, which fit well into their passion for sailing.

“The buyer had a boat up here and wanted to spend more time,” Mr Bowshire said.

The new owner will be able to enjoy views of both the marina and Dent Island as well all the nearby amenities including Front Street shopping and the supermarket.

The second biggest house sale of 2024 included not only a house, but an entire Island.

Little Green Island, off the coast of Mackay was previously owned by American-British actor and producer Douglas Gresham and served as inspiration for his role in the production of the Chronicles of Narnia series.

It sold for $5.6 million at an auction at Shoal Point Park.

Somehow more expensive than a 25ha island is the biggest sale of 2024, 37 The Beacons Rd Airlie Beach.

The four bedroom, five bathroom house sold for $13.3m but this number grows, when the sale of an accompanying marina berth is taken into account, to $14.5m.

Queensland Sotheby’s International Realty Whitsundays real estate agent Wayne Singleton said the former owner had been hellbent on getting close to $15m for the property.

“Eventually he got it,” Mr Singleton said.

The house comes fully furnished with the ground floor acting as a self-contained apartment with its own kitchenette, lounge, master bedroom and ensuite.

The main living space comes with a bar, rumpus room complete with pool table, library and office and private gate to the beach.

On the top can be found the ultimate master bedroom with views opening out onto the Whitsundays and large dressing room.
