From tropical getaways to an entire island, here are the top 10 most expensive property sales of 2024 in the Mackay and Whitsundays regions.
10. 2/20 Broadwater Avenue Airlie Beach QLD 4802
The first item on our list for sold for $2.55m, landing its new owner a luxury penthouse in the heart of Airlie Beach.
Unit 2 at 20 Broadwater Avenue occupies the top two levels of the building and features four bedrooms and four bathrooms.
Accessible by a private lift, the home has a gourmet kitchen, two entertaining areas and a private rooftop terrace.
The unit is just a few minutes’ walk from all the amenities of Airlie Beach and was advertised as perfect for residential uses or a holiday let that could deliver solid returns.
9. 8/6 Acacia Dr, Hamilton Island
Part of a group of 14 other townhouses, this three-bedroom Hamilton Island getaway also boasts “awesome views”.
8/6 Acacia Drive was sold for $2.63m and also has two bathrooms, is fully furnished with a spacious balcony, its own pool and a buggy.
Located just minutes away from the marina and Hamilton Island IGA, the townhouse is perfect for a holiday stay is expected to bring in a strong rental income.
8. 4/1 Marina Dr, Hamilton Island
Taking up the entire fourth floor of the Yacht Harbour Tower is unit 4 at Marina Dr.
This four-bedroom, four bathroom, 310sqm apartment sold for $2.95m, giving the new owners commanding views over Catseye Beach to the East and Dent Island, the marina and Whitsundays to the West.
The apartment is accessible by private elevator and comes with a secure lock up basement carpark.
4/1 Marina Dr was recently renovated and refurbished as well and offers a communal pool and BBQ area, shared with other members of the complex.
7. 29/23 Front Street Whitsundays QLD 4802
Another Hamilton Island property, 29/23 Front St sold for $3m this year, bringing some life to a home usually unlived in.
Hamilton Island Real Estate Agent Scott Bowshire arranged the sale of the four-bedroom, four-bathroom villa to a couple who were looking forward to holiday letting it consistently to guests, while also using it as a holiday home.
Mr Bowshire said the villas were popular with guests to the island.
“They sell really well and rent really well for holiday guests,” Mr Bowshire said.
“It’s a cracking location.”
Mr Bowshire added the houses' location on the back row of the Yacht Club Villa complex, on the edge of the pool, gave it a bit more privacy.
Included in the sale were two buggy’s but the location is within walking distance of shops and amenities.
6. 122B Mandalay Road Mandalay QLD 4802
Across the water from the high-priced apartments and luxury villas of Hamilton Island, a huge six-bedroom house in Mandalay sold for $3.2m.
Situated on an almost 2ha plot of land, the four-bathroom house is secure behind a gated entry.
The 500sqm home comes with a cinema room, butler's pantry, three car garage lockup, walk in wardrobe and a master bedroom loft that occupies the entire top floor of the house.
Close to both the Port of Airlie Marina and Whitsunday Coast Airport, the house is well located for using the property as a rental or holiday home and the purchase comes with Whitsunday council approvals for it to act as a bed and breakfast until November 2025.
5. 18 Horseshoe Bay Road Bowen QLD 4805
Marking Bowen’s entrance onto the top 10 list is a beachfront home on Horseshoe Bay Road.
Sold for $3.4m by Queensland Sothebys International Realty agent Wayne Singleton, the sale “put Bowen on the map”.
The house has three ensuite bedrooms, a large infinity pool with views of the nearby park and beachfront, all just a five-minute drive from Bowen town centre.
18 Horseshoe Bay Road is described as the ideal setting for family gatherings and entertaining, with a floor plan that integrates the indoor areas with large outdoor patios.
4. 13/1 Airport Drive Whitsundays QLD 4802
One of Hamilton Islands Marina Side apartments was bought by a sailing enthusiast hoping to spend more time in his boat.
The three bedroom, three bathroom apartments, characterised by Hamilton Island real Estate as the complete luxury lifestyle sweet, sold for $3.4m.
Real estate agent Scott Bowshire said one of the big draws for the buyer was the property’s berth at the marina, which fit well into their passion for sailing.
“The buyer had a boat up here and wanted to spend more time,” Mr Bowshire said.
The new owner will be able to enjoy views of both the marina and Dent Island as well all the nearby amenities including Front Street shopping and the supermarket.
13/1 Airport Drive Whitsundays also comes with a wraparound balcony and private spare, is fully furnished and comes with its own buggy.
3. 305 Mandalay Road Mandalay QLD 4802
Nestled in the hills east of Airlie Beach, this next house will have the new owner frequently dreaming of Mandalay.
305 Mandalay Rd sold for $3.66m and includes five bedrooms, three bathrooms on a plot of land almost 2400sqm large with much of it fronting directly onto the waterfront.
The main wing of the house holds the master bedroom while the second wing is where three additional bedrooms and living area are house.
Just a five-minute drive from Airlie Beach the home comes with a pool, high tide boat ramp, access track to the beach and plenty of deck space.
There’s also a separate studio complete with an ensuite bedroom and kitchenette.
2. Little Green Island
The second biggest house sale of 2024 included not only a house, but an entire Island.
Little Green Island, off the coast of Mackay was previously owned by American-British actor and producer Douglas Gresham and served as inspiration for his role in the production of the Chronicles of Narnia series.
It sold for $5.6 million at an auction at Shoal Point Park.
The house is a modern take on a traditional Queenslander and featured a pool, three bedrooms and three bathrooms.
Little Green Island itself has a paperbark forest, freshwater lagoon and sandy beaches, where all manner of bird and sea life can be appreciated.
The property has it’s own supply of water, 60 solar panels, a diesel generator and has a second caretakers lodge on the island.
The freehold property includes the entire 25.5ha island and is just a short boat ride from Mackay’s Northern Beaches and 30 minutes from Mackay Airport.
1. 37 The Beacons Road Airlie Beach QLD 4802
Somehow more expensive than a 25ha island is the biggest sale of 2024, 37 The Beacons Rd Airlie Beach.
The four bedroom, five bathroom house sold for $13.3m but this number grows, when the sale of an accompanying marina berth is taken into account, to $14.5m.
Queensland Sotheby’s International Realty Whitsundays real estate agent Wayne Singleton said the former owner had been hellbent on getting close to $15m for the property.
“Eventually he got it,” Mr Singleton said.
The house comes fully furnished with the ground floor acting as a self-contained apartment with its own kitchenette, lounge, master bedroom and ensuite.
The main living space comes with a bar, rumpus room complete with pool table, library and office and private gate to the beach.
On the top can be found the ultimate master bedroom with views opening out onto the Whitsundays and large dressing room.
The house has its own pool, backup power generator, wine cellar, sundeck, tropical gardens, water feature and outdoor pavilion and barbecue area.
