Which house sold for what? The 10 biggest sales of 2023

Let’s look back on the year that was by having a sticky beak at the biggest property sales of 2023.

Here are the top sales of 2023 in the Mackay and Whitsunday region.

16 Boddington St Mackay QLD 4740 – $1.6m

The large building, nestled close to central Mackay sold for over $1,675,000 and is seeking to tap into the demand created by Mackay’s affordable housing shortage.

The building contains 15 single and 31 twin rooms spread over two levels and functions like an up-market bunkhouse.

Each room has airconditioning and ceiling fans and shares three communal kitchen and dining areas.

Also shared are two bathroom blocks and laundries.

The property’s new owners are already searching for new tenants to inhabit the building and take advantage of its location close to the Sydney St Coles, Central Queensland University and all the amenities of the City Heart.

16 Boddington St Mackay was sold by Harcourts Inner East real estate on November 13 and will be a shared accommodation space.

This three bedroom two bathroom house in Dolphin Heads represents the best of both worlds of living in the Mackay area.

A 20 minute drive away from Mackay’s City Heart, 48 Ian Wood Drive sits on an elevated position, giving it panoramic views of the Dolphin Heads coastline, as well as private beach access.

It was sold by Gardian Real Estate on August 29 and will be used as a primary dwelling.

A part of the Whitsundays Acres Estates community, this property contains a four bedroom, two bathroom single storey house built to enjoy the tropical jungles of the Cannon Valley.

20 minutes outside Cannon Vale, the home has views of both the ocean and the Conway National Park ranges.

The property has a large covered deck and BBQ area that stretches from the master bedroom to the kitchen and lounge and connects to the pool, which also has a secondary covered leisure area.

Nestled on the top of a hill in the small community of Shute Harbour, what this house lacks in aesthetic appeal, it makes up for in outstanding views.

Situated at the top of Airlie Crescent with a panoramic view of the ocean and town, 37 Airlie Crescent is a five bedroom, four bathroom house that deserves to be the first property on our list sold for over $2m.

Referred to as “the epitome of Whitsunday living,” by its agents, the property hosts a tropical themed garden, wraparound veranda and a salt water pool.

Due to an abundance of living space, the property is well suited to housing a large family, operating an Airbnb or renting out parts of its space as a share house.

Conveniently, located within walking distance of Airlie Beach’s main street, this house was a steal at just over $2m.

41 Mount Whitsunday Drive Airlie Beach QLD 4802 – $2,100,000 PRD Nationwide Whitsunday

This property sits at the top of Mount Whitsunday Drive and commands a view of the Whitsundays and all of Airlie Beach.

With no neighbours on either side, this four bedroom, three bathroom house is secluded and quiet.

The themes kept in mind when designing and constructing this house were natural lighting, airflow and taking advantage of the views, which it appears to have accomplished.

The property itself is a 23.46ha block which is mostly covered by rainforest, which the new owners can enjoy to their heart’s content.

The house may be small, but the land certainly isn’t.

Coming with the one storey, three bedroom, two bathroom farmhouse is over 10ha of farmland.

The four land parcels that the property includes are zoned for irrigation farming and already seeded with sugar cane.

552 Strathdickie Rd was sold on October 10 by PRD-Whitsunday and will function not only as a residence, but as a farm.

Last sold in 1997 for $450,000, 367 Strathdickie Rd has accumulated a large amount of value in the more than two decades since its last sale.

Built well into the countryside, this over 150ha plot of land is almost exclusively used as an active farm.

Built on the land, close by to a 7 megalitre reservoir of water is a modest three bedroom, one bathroom farmhouse with verandas on the front and back porch, as well as an established garden where fruit trees grow.

The new owners of this property have the opportunity with the size of the land to not only farm cane, but also to make use of the hilly pastures surrounding them to keep cattle.

367 Strathdickie Rd was sold on April 11 and will be used as a sugar and cattle farm by its new occupants.

10 The Cove Airlie Beach – $4.1m

Beating out every other property on our list by almost $2m is 10 The Cove, located just a 10 minute walk from the centre of Airlie Beach.

The property opens directly on to the water front where many of Airlie’s leisure and luxury watercraft are moored.

Furthermore, the property comes complete with its own small lap pool, that also looks on to the azure waters of Airlie Beach.

Described as “absolute luxury” and located within the gated community of The Cove, the property looks lavish, but is surprisingly small for its price tag.

The four bedroom house features balconies, decks that look directly on to the water, electric blinds throughout the house and solar power.

Located only a kilometre away from Airlie central and a Woolworths, the house sold for $4.1m to a family from Melbourne who intend to use it as a holiday house.

To the best knowledge of the agent who sold it, it will not be advertised as an Airbnb or be available for rent and will most likely remain empty for large stretches of the year.
