As the rural property market resists the interest rate rise, a 44-hectare property in Dumbleton is offering adventurous investors the chance to be king of their own hill.

A unique property just outside Mackay has put 44-hectares of rugged mountain on the market, and prospective buyers are being urged to take advantage of its valley and sea views.
Hugh Reilly Real Estate sales consultant Jim Brown said the Dumbleton property at 179 Barclays Road would suit someone “adventurous in wanting an isolated property very close to town”.
The mountain is listed for $1.2m, as rural property sales defy soaring interest rates with a recent auction of a Walkerston cattle property selling for $8.2m.
“A number of people have asked me about running cattle on it and there’s so much clearing to do beforehand, it’s just not viable for that,” Mr Brown said.
Mr Brown said while building approvals and clearance of the site’s lush regrowth could pose a challenge for prospective buyers, the mountain’s views were a unique selling point.
“If you’re on top of the mountain, you can look right up the Pioneer Valley (and) out over the sea,” he said.
He said 360 degree views from the summit could be a valuable opportunity for a “boutique type of business (such as) someone who wants to have a wedding platform up the top”.
“But they’d have to have a lot of weddings to pay that off,” he said.
Mr Brown said entrepreneurs and mountain-lovers alike could find the cost of development may be the price for prized views.
“If you can get into it, clear it, actually establish yourself a site up there to build on, get all the council approvals and go ahead – it’d be a fantastic site,” he said.
As the Reserve Bank of Australia announced its third interest rate rise on July 5, increases in Mackay’s mortgage repayments would further challenge potential buyers.
