James Mogford pitches new industrial tenancies for Mackay’s Paget

A Mackay businessman with a number of companies under his belt has proposed a new development for Paget aiming to supply new spaces for businesses.

A Mackay business man is adding another development to his region-spanning portfolio as he plans to open five new industrial tenancies by the end of 2026.

James ‘Moggy’ Mogford runs a raft of businesses across the Mackay region covering everything from transport to construction.

In 2024 he acquired the Sunshine Coast based business Transportable Shade Sheds and in early 2025 he lodged plans with the Mackay council to build units in Beaconsfield.

Now he’s proposing to transform a 8,199 sqm lot in Paget into two 9.5m-tall workshop buildings housing five industrial tenancies at 10-26 Margaret Vella Dr.

Mr Mogford said the development aimed to address a shortage in “suitable premises” for businesses in Mackay.

The finished $12m development will include workshops, ancillary amenities and office space and construction will be done in house by Mogford’s companies.
“We provide a lot of services in the construction industry,” Mr Mogford said.

“This just aligns with everything we do from an investment point of view.”

Mr Mogford thanked his employees for their support, as well as suppliers, contractors and council.

“The biggest thing is hopefully council support us too … support this project, fast forward approvals because it means more jobs, businesses moving to town,” Mr Mogford said.

Development will be completed in three stages, with stage one delivering two tenancies with the aim to complete the entire development by the end of 2026.

While ground has yet to break on Mr Mogford’s planned housing block in Beaconsfield, another commercial development on Silverton Ct is almost complete.

“Then we’re moving onto the units in Beaconsfield, from that we’re moving onto this commercial development,” Mr Mogford said.

In his spare time Mr Mogford is an off road buggy racer who took home the Motorsport Australia Off Road Championship in the side-by-side (SXS) vehicle class alongside his brother in 2024.
