Two rural properties in the Mackay district have sold for more than $35m, reinforcing buyer demand for good quality acreage in the region.

This follows a number of successful rural property auctions at Palmyra, St Lawrence and Sarina in the second half of 2021 with the combined total reaching more than $16m.

In this latest sale, through Ray White Sarina’s Kent Street, graziers Bill and Sue Pickersgill snapped up a Yalboroo property, Redfern, in a private sale almost as soon as it was on the market.

The couple, from Theodore, had already been to a number of auctions but had missed out.

Mr Street said they were attracted to the Mackay region for its high and reliable rainfall and will include the property as part of their family’s expansion plans.

Redfern — which came with about 550 cows, replacement heifers and wiener steers, as well as some plant equipment such as a truck and tractor — has greatly improved pastures in place, is fenced and has plenty of water in dams, bore and tanks.

Former owners Peter and Maxine Moohin were “in the throes of looking at other opportunities” and decided to take advantage of the strong market, Mr Street said.

The property, on Sturmas Rd, comes with about 550 cows as well as replacement heifers and wiener steers.

He added the property, on Sturmas Rd, had sold on the first inspection.

There is also a highset home with three beds and one bath upstairs, guest room with bed and bath downstairs and a large shed.

“This just still reinforces there are those people out there looking for better quality property (and) some are still looking along the coastline for the better rainfall,” Mr Street said.

“They can budget better within the business if they know it’s going to rain each year.”

Another property, Codrilla, is under contract and expected to settle later this month. The total sale price for both properties is more than $35m.

Straddling Fitzroy Development Rd at Valkyrie, Codrilla covers about 12,722 hectares of predominantly cleared country.

Mr Street said it had a great main home and workers’ houses.

He said the property infrastructure included sheds, laneways, fencing and plenty of water and it could carry about 3000 head of cattle.

A Brisbane based buyer is purchasing Codrilla.
