Census 2021: Ipswich suburbs’ median household incomes revealed

New Census data has revealed which suburbs Ipswich’s highest earners are living in, and the results may surprise you. See how your median household income compares to that of your neighbours.

Two newly established suburbs within Australia’s largest masterplanned community are home to Ipswich’s highest earners, new Census data has revealed.

Augustine Heights and Brookwater residents earned a median household income of $2825 per week in 2021, as Greater Springfield’s population grew to more than 37,000.

While 2016 data is not available for the wealthy suburbs, most other localities within Ipswich experienced an increase in weekly household earnings of between 10 and 15 per cent between Census dates.

Ipswich’s second highest-earning areas for 2021 were Karalee and Barellan Point, which had a median household income of $2482 per week, and Karana Downs, which had a median household income of $2385 per week.

Olivia Daw of Ray White Brookwater and Greater Springfield said the “entire market” picked up in 2020 as the Covid-19 pandemic took hold and has remained strong since.

“In terms of interest rate rises, I don’t think that’s affecting the sales market per se,” she said.

“There’s no shortage of properties to sell at the moment.”

She said there had been a slight drop in prospective buyers as of late — where up to 20 people would attend an open home at Greater Springfield previously, five to 10 people now will — but it has not had a noticeable impact.

The new Census data indicated Augustine Heights and Brookwater also had the highest median mortgage repayments, personal income, and family income of any Ipswich area in 2021; $2273, $1179, and $2950 respectively.

Residents within the suburbs are relatively young and have a median age of 32. Homes in the area have a median of 0.8 people in each bedroom.

Ray White’s Ms Daw said Greater Springfield homes priced at $800,000 and above mostly attracted owners, while those priced below $800,000 largely attracted investors from Melbourne and Sydney.

“The entire Greater Springfield (market) has picked up in every single suburb,” she said.

Public transport, Orion Springfield Central, an array of entertainment options, the University of Southern Queensland campus, Mater Springfield Hospital, and new infrastructure were all said to be major drawcards for Greater Springfield.

Principal of McGrath Springfield Real Estate Tracey Caruana said a significant proportion of buyers and renters had relocated to the area from South East Queensland.

“Although we’ve seen strong interest from buyers and investors from interstate, primarily Sydney and Melbourne, the bulk of buyers and also renters have come from South East Queensland,” she said.

“During the last year we’ve seen a high level of buyers securing their first home having saved during the pandemic and there’s also been the usual upgrade for growing families and those elderly downsizing and moving closer to their families.”

She said Greater Springfield offered a “family friendly” environment with plenty of parks, open spaces, and recreational areas, as well as access to a number of private and state schools, which appealed to many prospective buyers and renters.

Ms Caruana predicted Ripley was the next area to watch within Ipswich.

“Although still in its infancy compared to Springfield Lakes, the Ripley region is fast becoming a popular option as infrastructure and facilities are developed,” she said.

“The popularity of this area has and continues to grow so will be a region to watch in the coming years as more infrastructure, schools and convenience is developed.”

According to the new Census data, Ipswich’s lowest earners reside in Riverview, where the median household income is $1097 per week, Leichhardt and One Mile, where residents earn $1212 per week, and East Ipswich, where residents earn $1274 per week.

Median household earnings increased by 15 per cent in Riverview, by 13.5 per cent in Leichhardt and One Mile, and by 12.6 per cent in East Ipswich in the five years between Census dates.

Rents increased in every Ipswich suburb while mortgage repayments increased in some and decreased in others.

The median age of residents is now above 30 everywhere except Redbank Plains, where the median age is 27.

Residents are oldest in New Chum, 91, Karana Downs, 42, Ipswich Central, 41, North Ipswich to Tivoli, 41, and North Ipswich, 40.
