New gym, shops, parking changes: Everything still to come for Mountview Shopping Centre, Redbank Plains

Mountview Shopping Centre celebrated its grand opening in June, but there are still upcoming changes and new additions to come.

The recently opened centre consists of stages 1 and 2A of the development plan – offering a range of shops, food outlets and a medical centre, anchored by a Woolworths supermarket.

Still to come are the approved stages 3 and 3A, which include a 400 sqm supermarket expansion, a 390 sqm area designated for shops or service business, along with 16 car parks and 14 staff only car parks.

Stage 2B of the plans initially included a 600 sqm food precinct and 28 additional car spaces, but Fabcot Pty Ltd (owned by Woolworths Group) made applications last week to scrap Stage 2B, and split the undeveloped area into four separate lots.

One of the proposed lots would still form part of the Mountview Shopping Centre, and the three northern lots would be made available for purchase.

The Town Planning Report, prepared by Urban Planning Services, said this change would “facilitate improved flexibility for land use activities to come forward under independent development applications, whilst also being subject to the provisions of the overarching Preliminary Approval”.

“The proposed changes preserve the vitality and function of the shopping centre premises already established … whilst facilitating a more streamlined process for development,” it continued.

The application noted that access to the three separate lots would remain via the existing driveway crossovers to School Rd and Mount Juillerat Drive, and future proposals may include additional carparking and landscaping facilities for the individual lots.

In addition to these proposed changes, Fabcot Pty Ltd submitted a proposal on June 8, 2022, for a new gym on the premises with frontage to both School Road and the on-site parking area.

It falls within the pre-approved development area for stage 2A, and seeks approval to operate between 5am and 10pm.

The development proposal said the gym will “enhance the ability of the centre to meet a broader range of needs tor the rapidly growing population of the local catchment”.

It noted that the surrounding areas are “characterised by an evolving pattern of urban growth” – with expanding residential neighbourhoods nearby, and a childcare centre proposed in the southwestern corner of the site.

The Traffic and Parking Assessment further concluded that the gym would “potentially have positive impacts on the development, due to the offset peak operating times resulting in site wide reductions in peak traffic, parking and service vehicle demands”.

The gym development application is currently in the referral period while the application to split the area into four lots is in the confirmation period, and the accompanying minor change application is in the initial application review period.

The applications are waiting on council approval, and benefit from falling within the pre-approved development area – and the recent extension of the Preliminary Approval’s currency period to April 13, 2029.
