New KFC in the works for Queen Street, Goodna

A Brisbane developer has submitted an application to build a new KFC in the heart of Goodna — and relocate the existing heritage property to Rosewood.

A new KFC has been proposed for a Goodna site that is currently home to a century-old heritage property.

Parmac Property Group submitted a development application last Friday (July 8) to build the new fast food outlet on a 2,033sqm lot at 16 Queen Street, Goodna.

The location is located in a Major Centres Zone, with the surrounding properties consisting mostly of other commercial and business uses.

The site currently has frontage to Queen Street, with plans for a second access road, which would facilitate the proposed two-lane drive through.

The development site currently includes a house identified in the Ipswich Planning Scheme as a ‘place of interest’.

The application notes that this designation is due to the person who resided there, rather than the building itself.

The Ipswich City Council’s heritage guide indicates the property was built around 1906 for the parents of Edward Carroll — who later became a partner in the cinema company Birch Carroll and Coyle.

The development application said the house will be “treated with all due care and respect”, and owner approval has been obtained to relocate the property to a lot in Rosewood.

The application proposes to provide a formal archival recording of this to both the John Oxley Library and the council.

The KFC’s proposed carparking area includes 15 spaces, including PWD spaces, a dedicated loading bay and two waiting bays.

The application seeks approval for 24 hour trading, Monday to Sunday.

It notes that the KFC will positively impact the local community by providing employment opportunities at a “highly accessible location”.

“The proposal will provide a valuable service to the locality, in a suitable location that will not challenge the primacy of other major centres,” it states.

Parmac Property Group sought pre-lodgement advice from the council earlier this year – initially for a service station proposal for the site, and subsequently for the proposed KFC.

They further noted engineering advice, which identified that the southern access driveway will likely conflict with an existing power pole and the Council’s stormwater infrastructure. Recommendations were made to address these concerns.

The application is currently in the confirmation stage and waiting on the council’s approval.
