Monkland house to make way for new industrial sheds

A new suite of options will soon be on the table for industries seeking a foothold in the Gympie market under a surprise proposal lodged with the council.

A low-set Monkland home hidden by shrubbery could be the solution for those seeking industrial land options – once it is demolished.

Epic Investments Unit Trust has lodged plans to redevelop the residential block at Brisbane Rd into a series of industrial sheds

The land was bought by Heroicis Divitiis Pty Ltd in March for $550,000, CoreLogic RP data records show.

Heroicis Divitiis is the trustee for Epic Investments.

The 1803 sqm block is opposite Mitre 10, and next door to John Madill Toyota and Sunshine Auto Wash Gympie.

The proposed development includes eight tenancies which range in floor size from 60 sqm to 178 sqm.

A caretaker’s accommodation is to be built in the development as well.

The application is being assessed under an earlier version of the region’s planning scheme after it was argued changes made in March 2021 adversely impacted the value of the land.

Consultant Greg Martoo said in a March 2022 letter to the council that the previous landowner was entitled to seek compensation as they owned the land before the stricter rules on parking spaces were introduced.

These changes, Mr Martoo said in the letter, reduced “the value of the premises by restricting the use and development of the premises”.

The council agreed to allow the application to be made under the old scheme.

Industrial land availability has been a concern in the Gympie region for more than a decade.

In 2020 the lack of industrial space was front at centre of a Chamber of Commerce breakfast discussing hurdles blocking the region’s success.
