Bundaberg Regional Council approves new South Kolan subdivision

The population of a rural Bundaberg suburb will have room to grow after a new 38-lot subdivision was approved.
The subdivision on Birthamba Rd at South Kolan was approved on Friday, and will features 36 two-hectares lots, and two larger sized blocks.
The largest of the two bigger blocks will be 17.99ha with the other 10.05ha.
The lots will be released in two stages, with stage one to include lots 1 to 14, with lots 15 to 38 to be released in stage two.
“The current zoning allows for approximately 100 x 4000m2 lots however the application proposes a much lesser density at only 38 lots of varying sizes minimising the traffic generation, stormwater run-off and further future clearing under the tree clearing exemptions,” the proposal document says.
“A 10m unformed road will allow pedestrian and emergency vehicle access between the new road and Birthamba Road, mitigating bush fire hazard due to a single access new road.
“The proposed subdivision can be serviced by NBN and electricity using the existing infrastructure and the current road network has capacity to carry the traffic generated from the proposed new lots.”
The proposal document says the project was envisaged to have an immediate start.
