Bundaberg is about to become the next Hervey Bay.
That’s according to Gold Coast based agent Richard McCouaig, who predicts the attractiveness of the region’s lifestyle and proximity to the Bruce Highway will keep sending southerners north.
Mr McCouaig has overseen a number of property sales from southerners looking for a change.
He says the past few years have shown “quite a bit of activity” on the Fraser Coast and that trend was definitely now flowing on to Bundaberg.
“I think the regions are going to be really well positioned going forward,” he said.
The popularity of working from home post-pandemic has been another influencing factor.
With the popularity of the region, comes the popularity of commercial land parcels and vacant blocks.
And as infrastructure builds momentum, services and new facilities increase - “build it and they will come”.
“There’s a lot of land up there so your main lifestyle community developments have a presence in that region they’re looking for more,” Mr McCouaig said.
“You can see what’s happened in Hervey Bay.
“Burnett Heads, Coral Cove, Elliott Heads, they’re going to be the next Hervey Bay.”
We take a look at some of the biggest projects being planned, some of the most exciting approvals and a selection of the opportunities up for grabs.
Woodgate Beach Housing on the Esplanade
If you're willing to make an offer above $5.5 million, you could own a section of prime water-front land at Woodgate.
The 0.68ha section sits at 151-152 The Esplanade.
One lot of the land is approved for the completion of 22 beach houses, the final stage in a 72-house beach resort development.
The other lot has approval for nine luxury villas, Woodgate‘s first ocean-front bar and a modern retail space.
New lifestyle village, Bundaberg North
A 48.5 ha property on 37 Moore Park Rd, Bundaberg North, is on sale by expressions of interest.
The block of land already has pre-approval for an RV lifestyle village.
New development site in Thabeban
Expressions of interest are closing on October 27 for a 6.67 ha block of land on Wyllie St, in the suburb of Thabeban.
The land is a stone's throw from schools, shopping centres and perhaps more significantly, the location of the proposed future hospital.
Commercial land near airport
Big plans could be afoot for parcels of land at 15 and 24 Aviation Crescent, Kensington.
The $260,000 land parcel is 2175 sq m.
Industrial opportunity in Rubyanna
A warehouse, factory and industrial area is for sale at 937 Burnett Heads Rd, Rubyanna.
The property comes with a $3,3000,000 price tag.
The 2.79ha parcel features a 1000sq m warehouse and factory area ready for the next big thing.
Childcare with a touch of the Hamptons
A childcare centre application lodged with Bundaberg Regional Council earlier this year has been approved, and it may just be one of the fanciest new properties in the city.
Plans for the property promise a Hampton style facade, verandah overhangs, windows with white trim, beautiful landscaping, pastel colours and a Queenslander style balustrade.
The property will be constructed on the long-vacant block of land at 60 Walker St, opposite the popular Southside Central shopping complex.
Service stations
A number of new service stations have been slated for the region, including one at Woodgate near Childers, another at 45 Warrell and 85 Takalvan Sts, Millbank, an East Bundy Pie Face QuickStop at 48-52 Princess St, and works to upgrade the service station on Churchill St, Childers.
Moore Park housing development
While somewhat contested by environmental advocates, locals in the sleepy seaside township of Moore Park Beach say they support an upcoming housing development that will see 84 new residential lots constructed.
“It's definitely happening and it’s going to be developed,” commercial property agent Dale Clearey told the NewsMail.
A poll on the NewsMail website revealed 61 per cent of more than 100 votes backed the development.
Seaside living underway at Elliott Heads
A new development at Elliott Heads has started, with plans for 2000 homes as part of the South Beach Master Plan.
Taking 10 years to plan, it is said to be the biggest single development in the Bundaberg region’s history.
$250m marina complex
Work is underway on construction of a luxury 318-berth marina complex with 46 apartments, shops and cafes looking out on the Coral Coast.
The development includes 318 cyclone-proof marina berths and 46 apartments.
The sleepy seaside township is set for a major change with the development.
Massive opportunity on the riverfront
A “massive development opportunity” is on offer at 1E Quay St, with a cheap as chips price tag of $750,000 plus GST.
The site comprises five blocks which directly face the river.
The listing agent described the sale as a “pristine development opportunity”.
Elevated lot ready to be turned into factory
Listed as an opportunity for a factory or sub-division, the block of land at 26 Steindl St comes with a $650,000 price tag.
“With it‘s excellent exposure, close proximity to City Centre and nearby access to the city Ring Road, this is a prime Bundaberg city investment,” the listing reads.
Cheap block near new fast food strip
Bundaberg‘s newest fast food strip at East Bundaberg is as popular as ever, and 2B Eastgate St, located close to it, is on the market for $150,000.
The block‘s sellers say the land has commercial potential.

Opportunity to start a new farm
If you have ever hoped to start a farm of your own, then a property at Welcome Creek may just provide that opportunity.
The 29.5ha block has been described as suitable for a range of crops from lychees to macadamias, and is in an area of rich soil.
Sitting at 397 Eardleys Rd, the property comes with a price tag of offers above $1,500,000.
Central block for sale
The block of land at 118 George St is one of the most central in the city‘s CBD.
The price tag of $1.350m perhaps reflects that.
The property previously held a DA for a multi-tenanted professional centre.
New Woolies under construction
Bundaberg is set to have a third Woolworths store, with the construction of a site on the intersection of FE Walker St and the Ring Road.
“As our customers increasingly look for convenient shopping locations, we’re very excited about the opportunity to deliver an exciting new Woolworths supermarket at Kepnock to meet the fresh food and grocery needs of local residents,” Woolworths told the NewsMail earlier in 2022.
Light industrial land
Large, flat, high and dry relatively rectangular industrial land is up for grabs in the Bloomfield Industrial Estate at Childers.
The land is listed as having potential for agriculture, engineering, transport logistics, manufacturing and warehousing, subject to council approvals.
The 0.48ha block is $350,000 plus GST.
High growth area corner block
A 0.87ha block on the corner of the Bundaberg Ring Road and Telegraph Rd will soon be surrounded by modern residential development.
The site is pegged as a future site for self-storage, medical or veterinary, commercial offices, small retail complex or others.
All offers will be considered.
Penny Lane
By expression of interest, 11 Penny Lane is on the market.
In future, the potential developments on this block could include a range of commercial and retail uses.
It neighbour is a new 89-place childcare centre and sits at the opening of The Habitat residential project.
New shopping complex
A new shopping complex has the tick of approval from Bundaberg Regional Council.
Slated for Faircloth Crescent, the site will include five tenancies and 129 car parking spaces.
The site will be close to other stores in the area such as the Coles shopping complex on Takalvan St, the Brothers Club and a number of stores and businesses along Johanna Boulevard.
