Mastering business partnerships
Luxury developer Terra Ferma has successfully navigated the construction landscape, which has hinged on its ability to form strong business partnerships with its financial partners.
The award-winning developer and builder has been delivering high-end luxury residences to market for nearly two decades. It has an extensive track record that is redefining living in Australia.
Founder Diaa Shaker credits the business’s success to maintaining a diverse range of developments, managing risks and being smart about allocating equity. Through collaborations with acclaimed architects and engineers, the firm has consistently pushed the boundaries of design while ensuring each development reflects the character of each location.
“There’s a very simple set of values that drive everything we do at Terra Ferma. Integrity, transparency, reliability, experience, sharing, credibility, and ingenuity are at the heart of our business, and it’s that authentic approach that is integral to building and maintaining relationships with our business partners,” Shaker says.
On solid ground
He knows only too well that businesses are being confronted by an increasingly complex external environment impacting every decision made.
When choosing a financial partner, trust and reliability were paramount, leading them to American Express. Secure transactions, the flexibility to use points to pay off transactions¹ and the ability to redeem points for travel²
“While experience is essential, we also prioritised an in-depth understanding of the unique demands within the development and construction sectors,” Shaker says.
The right financial partner has enabled the business to bridge frequent cash flow gaps due to progress-based payments, which are common in the construction sector.
“Our American Express® Platinum Business Card has given us the financial flexibility to maintain seamless operations and uphold our commitment to delivering high quality products,” he says. “Managing cash flow is essential for delivering projects on time and ensuring their overall success. Our builder-developer model is specifically structured to minimise cash flow risks, with a strong focus on accurate forecasting and strategic financial management,” he says.
“In some cases, we pay suppliers with Amex, even when 30-day terms are available. This arrangement is reserved for suppliers or contractors with whom we’ve agreed that prompt payment will accelerate their work on our projects.”
Longer payment terms
Terra Ferma benefits from up to 55 days to settle our American Express Card balance, a feature that enhances both operational flow and cash flow³ flexibility, he explains.
“While the construction industry often presents unpredictable challenges, we remain well prepared, backed by multiple contingency plans. This proactive approach allows us to sustain project momentum and deliver consistently high-quality results, regardless of external pressures,” he says.
The ability to pay both contractors and suppliers is a significant advantage given that 70 per cent of business expenses go to contractors, and the rest is allocated to suppliers.
“The relationship management we’ve experienced, consistently supporting our operations and even engaging with our suppliers to help reduce surcharge fees on transactions. This tailored approach to our industry’s unique needs has been invaluable in driving both stability and growth.”
Attention to detail
When selecting business partnerships, suppliers need to share a commitment to delivering an unmatched level of workmanship, he says. “It’s essential that they demonstrate the same level of care and attention to detail in their products that we do in our products. Quality is non-negotiable, and we look for partners who not only meet our high standards, but also align with our values,” Shaker says.
Operating like a close-knit family, the business has fostered a culture of mutual support and collaboration among its team. It offers regular lunch and learn sessions, team events and flexible working arrangements for personal needs, reflecting the strong commitment to its people.
“We believe that having the right people in the right roles, instilling confidence, and fostering creative thinking are essential to driving innovative solutions. Trust is paramount, as is a commitment to honesty and accountability when challenges arise.
“By addressing issues openly and involving our team in problem-solving, we strengthen our foundation, which is key to our business’s success,” Shaker says.
