Property developers who bought at the height of the boom and have been unable to get their projects off the ground are being forced to sell as some non-bank lenders refuse to renew their loan terms.

Capio Property Group chief executive Mark Bainey, who is currently doing due diligence on four distressed developments, said he had seen at least 11 mortgagee sales come up in Sydney over the past few months.
