Easter's Super Saturday auctions next weekend will test if the latest pop in the housing market was an aberration: purchases well over reserve prices for expensive houses in Melbourne.

Until recently, most big price increases and sales volumes have been at the lower and middle sections of the housing market. But buyer's advocate David Morell said cashed-up buyers had "gone mad" and were paying above market value for homes.
