Adelaide city tops the list for the most booked area in January, ahead of Salisbury North and Salisbury in second, Northgate and Lightsview share third, Brompton in fourth and Renown Park in fifth place.
Fulham Gardens and West Beach, Stonyfell, Marden, Klemzig, and Walkerville and Collinswood rounded out the top 10.
According to Muval, the data paints a real-time demographic change of a suburb.
“As people typically inquire about removalists up to 30 days before they move, Muval data, which is based on online searches for removalists, is a proven early indicator of moving trends in Australia, with the University of Queensland recognising the platform as a reliable source for migration forecasts,” the site says.
Harcourts Sergeant’s Mark Lloyd, who specialises in selling properties in Salisbury and Adelaide’s northern suburbs said he was seeing an uptick in inquiries in the area, fuelled by its affordability.
“The outer north is getting a big look in because it’s that lower mortgage belt sort of area,”
“Rentals are hugely in demand, with a lot of local and interstate interest, there’s certainly a shortage of rental properties which shows in the number of applications we’ve been getting on each property.
“You can still find good value for money out here, but it’s getting harder to buy out here for under $400,00, but you’re having to look a lot harder and having to compete with a lot of buyers.”
Student Melina Al Shahoud, 23, has recently bought a Salisbury home with her parents and said she enjoyed living in the northern suburb.
“I really like Salisbury, it has a great shopping centre and it’s close to my university at Mawson Lakes where I am studying teaching,” she says.
“It’s a really nice area and really family-friendly.
“It is a bigger house for our family and it has two houses, and my brother will be getting married in two months and he will live there.”
Muval chief commercial officer Adam Coward said anecdotal evidence suggested many movers were going into properties they were purchasing rather than renting.
“I wouldn’t be surprised if a lot of these stats here are driven by people looking to purchase before interest rates go much higher,” he said.
“At the end of the day, we’re talking about suburbs with lots of land. People are looking to find the value in buying houses just out of the inner-city area of Adelaide.”
