Home ownership inches further away as interest rates rise

Ever wanted a house so big you can fit all your mates in? Well, now may be your chance.

A recent listing from Harcourt Packham could see you and your closest 18 mates all be under the same roof at the beachside suburb of Seacliff.

Listed by James Packham, the 1910s home on Kauri Parade was said to be ‘largely extended’ in the 1980s to a 19-bedroom building taking up a majority of the 900m2 block.

“The property started its life as a retirement home and this is when retirement homes weren’t these large institutions like they are today … it wasn’t that uncommon for residential homes to be like this where you just have a large-format residential property,” Mr Packham said.

“Later in its life it became a rooming house and its official classification would have been student accommodation.

“It was owned by an older lady who lived in the front of the property and rented the rooms out the back and that was her home and business all in one.

“She was very engaged – she was living in it and managing it and it would have been very well-run.

“Now it’s a deceased estate and the family changed its commercial classification back to residential.

Despite being listed for less than a week, Mr Packham says the property has attracted a large amount of interest from multiple groups and expects it to fetch more than $1m.

“We’ve attracted interest from people who are interested in re-establishing it and operating it as a rooming house,” he said.

“We have also had supported living, meaning people can live there with their carer.

“On the other end we’ve had developers who say it’s the perfect block to split into two and build what could be two really beautiful homes.”

The home is currently being occupied by five tenants, who are paying a weekly return of $185 per room, bills inclusive, which Mr Packham says is a steal.

“That is a pretty standard number across Adelaide, however with this property you have the added bonus of living on the western side of Brighton Road, the trains right at your door step and you’re are only a short distance from the beach.

“There are many who are paying the same amount in the deep north and south.”

The home will be open to the public on February 15 and 18 and while there is no advertised price guide, Mr Packham said the sellers were “realistic” and looking for it to be “market driven”.

Just last month, an Elizabeth North home set social media alight, after it was listed well below the general median price.

The Elizabeth North property’s insides were torched by a fire, which began in the rear porch and laundry area, with photos on the listing showing the ashen extent of the damage.
