Former TAFE campus at Panorama to be transformed into housing development, homes on sale at Southwark
Architecturally designed and filled with light and appliances, homes in two of Adelaide’s most sought-after housing developments are now on sale.
Work has started on transforming part of a long-vacant former TAFE site into a community of 76 new homes, in the largest land acquisition so far for one of SA’s top builders.
Rivergum Homes on Thursday broke ground at ‘Panorama’ – a new masterplanned community across 1.5ha of the ex-TAFE campus.
It will build 76 architecturally designed, Torrens titled homes starting from $675,000 for a two-bedroom, turnkey, home, plus community reserve and increases on-street parking.
Sales open next week for a range of two and three-bedroom, two-storey homes, all with premium finishes and internal inclusions such as ducted airconditioning, LED lighting and stainless-steel appliances.
Meanwhile, massive interest in the first homes for sale at Southwark Grounds – the $1bn, 1300-home development on the former West End Brewery site on the city fringe – has prompted a ballot.
The ballot is open now for Founder’s Row, 17 architecturally designed townhouses designed by Studio Nine Architects and built by Blag Homes along Holland St on the western edge of the site.
Three homes are affordable, starting from $629,000, while prices for the other 14 will range from $945,000 for two-bedroom houses to $1.495m for the three-bedroom houses.
“Thousands of people have shown interest in living in Southwark since the announcement,” a Renewal SA spokesperson said.
“At this point, figures for the first sales release are still being collated, as the properties only went on sale this week.
“The Notice of Intent period closes on December 1, and we will know at this time if the ballot process for any of the homes is required.”
Panorama is part of Rivergum’s restructure as builder moves out of building individual homes and into larger-scale development.
Rivergum General Manager Tony Scott said Panorama represented what the builder was setting out to achieve – “well-planned, well-designed, medium density communities” that reflect where and how people want to live.
“At Panorama, our focus has been on clever design solutions that remain attainable to young families and first homebuyers, getting more people into their own home while also creating new green space and increased on-street parking,” he said.
The project on Michos Ave, off Goodwood Rd, is an area that rarely sees new development of this scale.
The TAFE was closed in 2013 and the site sold to Bunnings, before it was empty for years while various developments were proposed.
Bunnings scrapped its plan for a $42m outlet in 2020 and sold the land.
A $60m, five-storey hotel by the Hurley Group is currently under construction on the site, featuring stunning rooftop bar and 77 rooms.
The homes are being built on the other side of the land, away from the hotel.
Nearby amenities include the pop-up Tonsorama Hotel and Hurley Cellars and Pasadena shopping centre.
“By seeking out parcels of land in attractive areas and then working as the developer and
builder, we can be very considered in what we include, delivering communities that both
meet market demands and exceed buyer expectations,” Mr Scott said.
Corinne, 31, of Colonel Light Gardens is considering buying a home in the development.
“The location was what caught my eye immediately – close to the beach, the hills, the CBD and my family in the southern suburbs,” she said.
“I’m fortunate to be in a position where I’ve been ready to buy for some time, but with the
housing market the way it is, there’s nothing in my price range that’s Torrens Titled and in
an area I want to live.”
First release sales start on Monday, with public sales the following week.
